    We had a genuinely terrible experience with this company. If you look them up under 'Mighty Bum, LLC', 'MB Property Management' or 'Mighty Legacy Townhomes(Cypress or Riley)' you can see more reviews. They will take forever to repair things (or not repair them at all), they will ignore you when they don't want to deal with something they know you need, and in general shouldn't be allowed to do business. We were great tenants who never had issues paying on time and kept the place clean, etc. despite which they still treated us like we weren't smart enough to tie our own shoes. We cleaned our place unbelievably well when we left because we had heard from ex-neighbors that they will take money wherever they can, and sure enough, they did. We spent hours cleaning the appliances alone, and were charged for the oven and microwave. I can guarantee that they were perfectly clean, and that the apartment in general was cleaner when we left than it was when we got there. All in all we were charged 237 dollars for everything. These people will tell you that only the bad tenants are the ones that are writing the bad reviews, but that isn't true. Please, if you can avoid this place, DO IT. It's just not worth it. We had read bad reviews when we first moved in but ignored them. It's not worth the hassle. I could go on for several pages about all the specifics about the people and place. Just thinking about these guys gets me all lathered up... I plan to do everything I can to get these guys reported to any and all sources that matter.

    Bottom line is, I don't think you should live here. But here is my honest review after living here over a year up until the past month. Pros: Our unit was beautiful for the most part. It had TONS of storage and I loved the open kitchen. My unit also had a huge master bathroom with two separate vanities. Having a garage was awesome. The maintenance guy is great! He always fixed anything we needed pretty quickly. The neighborhood is so friendly! So many lovely people and awesome neighbors. Location is prime right off 700 east. Smith's is just a minute away. CONS: In summer the bug problem is insane. Management was really good at getting bug people out, but they just couldn't keep up. We had ants and spiders galore. Other units had other types. We had it good compared to neighbors. Every unit is VERY different. The pictures online only show one floorplan. Make sure you know exactly what you're getting into. The carpet was in really bad shape. The office is hard to get in touch with. They are not in the office when they say they will be. Online you can find a couple different phone numbers and I'm still not sure which one is which. Management has gone through a lot of change. It's just not consistent. The biggest issue is moving out. Getting your deposit back is not easy. I cleaned my apartment better than how it looked when we started our lease. They still found plenty of reasons to charge us for more cleaning. I couldn't get in touch with the office for weeks until they finally gave us our deposit back. For that reason alone I say stay away. It's not worth the stress. (Also they raised prices nearly $200 and it's not worth it).

    Zero Stars! Live in the Legacy Townhomes which is this lame excuse for a company's nicest property. Looks nice at first, but once you move in you will find the carpets to be nasty, appliances are old and will break. They will assess you absurd fees for no reason and there is no way to contact these criminals when you're having issues(you will have plenty) because they do not answer phone calls or emails. Avoid at all costs.

    This organization is terrible. The apartment is very nice. But if for some reason you ignore the Joshua tree apartment reviews (they changed the name recently) and fall in love with the apartment a couple of things... 1) you WILL pay more than what is on the lease. 2) get everything in writing and have the manager sign it. When I mean everything - if you forget anything and you hang a mirror, lay a bed against a wall, paint a room they will fine you. And then they will not tell you about the fine. And for some people like in our case - place an eviction notice on our doors for our neighbors to see. (we were on vacation for the week and they did not call us.) 3) you will be very... Very lucky to get half of your deposit back. Which if I remember right it is a full month. The turnover there seems monthly. So having something in writing will help. As you walk into the headquarters - (now called) Joshua tree apartment - on all of the walls it will say "no oral contracts" so to there point it is true. But what they will do is find something and you will pay extra. And they will say they have to fine you because it is according to "fair house laws." Am I sounding obnoxious yet? Maybe I will post my neighbors comments in the picture below... I lived by 4 different people. The one directly to my right asked me how to sue them. The one across from me told me the numerous fines they posted and paid. 4.) you will never meet the owners. Now that's not abnormal for apartments... But what I mean by this is they are investors who have no invested interest in you but the fiscal. You will never be able to call them/ email them. You will only deal with the paid workers. You will not be dealing with reasonable people. 5.) they use a terrible system. To top it off we had to pay a full year in advance (I know...). 6 months through we got an eviction notice on our door saying we did not pay "rent". I could go on a longer rant about there system here... But if your still reading and you still go for it... You will be one of the people writing the next one star review. And trust me there is more. But the apartment looks nice!
