Awful experience. Our apartment ceiling fell through because of an huge water leak from the apartment above us and management did nothing to assist us even when the ceiling started molding. We just lived with huge holes in the ceiling for months before they finally let us transfer units. We are not high maintenance tenants AT ALL but that was just simply upsetting. We had so many issues with pests which were never resolved and even work orders that never were completed, like our back door not locking or certain appliances being broken down for weeks. We learned the management was ignoring our phone calls whenever we called from another number and they finally answered. We reached out to their corporate office and were scolded by management with a response of dont you know you just got me in trouble. My car was also towed even though I had a parking sticker and management did nothing to assist with this either. I understand the Brazos are affordable apartments, however, it is simply not worth the emotional debt it will put you in. They may be under new management now and I am hoping the new team is more responsive and respectful, rather than ignoring residents and scolding them for asking for help.

I have lived at this apartment for almost two years, my car got broke and everything on my vehicle was stolen at night. I ask for monitors records for the gate at the first time, the manager told me they need technical help to check the monitor record, and the record only save for 7 days. Now, after seven days, I still dont have anything from them, they use another excuse (no money to buy the hdmi, they actually dont have the monitor in use at all, the manager tell me the truth after I called them fifth time). This apartment is extremely unsafe and dont move in!! Im considering to move out asap now. You will need to worry that you property and safety if you live here!!! And no monitor at all, manager keep lying and make excuse for herself.

Now that I am officially moved out of this apartment complex, I will speak my mind. I know this apartment complex may be on the more affordable side for Waco but with all of the problems and issues you will run into it is absolutely not worth it. While I lived here for a year and a couple months, The Apartment was under 3 different managements because nobody will stay and fix issues here. If this apartment is under the same management as when I left, good luck getting any maintenance orders done, it took several months for them to even acknowledge some of mine. The main issue I have is when we had a massive water leak in our Townhouse downstairs and they didnt send somebody to come look at it for almost 2 weeks. When they finally got Professional Plumbers to come look they completely destroyed our apartment while we still were living there and I got off work to come home to holes all in my dining room and my kitchen and the place looked like a wreck. They confirmed we had a slab leak under our kitchen floor and since they busted through the walls, they also discovered we had black mold in between all of the walls. When I called the office to inform them what the plumbers had told me and how I was very concerned with the mold, being exposed in our Apartment since I have two kids, the office lady got extremely snappy with me and told me well, if youve known about the mold maybe I should call CPS on you because thats dangerous When I had literally just told her the plumbers JUST informed me about it. Im not sure of her name, but if its the same office ladies, it was the black older lady. I immediately got very upset and just hung up the phone. I called back later on to get the supervisors information and everybody in the office told me they heard what she had said and that she point-blank threatened to call CPS on me for me not knowing about a black mold issue going on in our apartment caused by the Apartment for not ever having plumbing work done in the past multiple years. The plumbers even said it looked like this place has not been looked at in over 10 years and there was water flowing out into the apartment parking lot from the same issue. They offered to move us to a different unit in the same building, and we obviously denied because the whole building has plumbing issues and other units had water issues within the same building. They left a few other units in other buildings unlocked for me to go look at And when I did, there were multiple things broken within the New remodeled Units. (Broken light switches, doors, having issues being opened, The tubs being broken and needing to be redone , and even in one of the units the stove could not open past 2 inches due to being placed next to a pull out drawer with the handle clearly in the way. How on earth am I supposed to cook for my family when I dont have a functioning stove?) Me and my husband finally got tired of it and asked if we could just be let out of our lease due to all of these issues and they agreed because it is way easier to just let someone out of their lease than to fix the all of the issues. I could go on about several other issues with this place but I think you get the point. Do not move here and waste your hard earned money on this place. If there was a spot to upload pictures, I definitely would because I still have them
