Excel Association Management, Inc. was founded in 1991 based on the commitment to provide the highest quality of service possible to the community associations it manages. EXCEL understands that in order to make effective decisions, the Board of Directors must have reliable and prompt reports on the financial status of the Association. To this end, our goal is to have the monthly financial reports delivered by the 15th of the month. EXCEL takes pride in the fact that it responds promptly and courteously to the requests of the association residents. We are on call 24 hours a day in order to meet the emergency needs of your association. EXCEL is actively involved with the D/FW chapter of Community Associations Institute (CAI).

image Excel AM will close your claim/work order tickets without resolving anything nor sending someone to to inspect your house's condition and when they seldomly do send an inspector and get the report back, nothing happens. They never update you on the progress unless you constantly open another ticket to follow up on the same issue and then it takes several weeks or months to move on to the next step. I've been having the same problems for several years and their 24/7 emergency call is not available at night and no one ever bothers to take actions to make changes or updates. Residents making statements and claims are ignored with so much time, money, and energy wasted and I don't see a point of having to pay such a high monthly HOA fee when home owners are held personally responsible for HOA duties and end up having to pay out of pockets even for common area problems anyway. They need to do their job properly instead of ignoring the issues/problems/work orders placed by replying a simple email that solely has a purpose of responding to something to avoid any legal responsibility, rather than actually trying to figure out the source of the problems and investigating the case to improve the situation.

image They only respond with "we forwarded your issue to the HOA board". They do nothing! Called today about a landscape issue that was occurring at that moment and no call back, no email, nothing! Worst ever community managent company. I've read their responses to others and they seem fake. Not impressed and I wish we would switch companies!!

image I could give a -5 review.Let me list problems with them.Its endless list but gonna provide too one:
1) They communicate only via mail for their HOA fees.They will report to your credit company if you are unaware of some charges right away.they ruined my credit for $20.They can make a call to credit company but didnt call me to get it paid so they can charge good penalties
2) You open maint request and they will close it without getting any work done.
3) If their manager change then they all close all working tickets.
4) most of tickets stays atleast 365 days and closed without resolutions
5) Their emergency numbers are just for show,simply goes in voice msg.They will respond you next day for emergency
6) Sorry and apologies are their solutions to any problems.

image I had some questions regarding my HOA`dues and spoke with Carole, who went above and beyond to answer my questions & get the issue resolved. She not only helped me, but she went out of her way to make sure I understood. I have been a homeowner here for over 25 years and have never spoken with someone as friendly, polite & helpfiu as her.
I can't say enough good about my recent experience!
