    If we could give no stars there would be none. RUN from any property they manage because they do not manage the properties. We have lived in hell at 502 E Hazelwood, Princeton, TX for the last year. This property has a huge roach infestation and they only treat long enough to get people moved in then stick them with a pest control bill through their lease. When you try to leave, they and the actual owner of the property are completely unresponsive. If we weren't moving in with family, we would have been stuck here because they would not return calls, text or emails to the person who was going to rent to us next. They thought that ignoring everyone's calls and emails would keep us as tenants well joke is on them! Thanks to family, we've gotten out, but I feel sorry for those 2 new tenants that moved into the building and probably have no clue of the hell they are about to endure, I mean unless they like living with roaches.

    I highly recommend that you avoid any properties managed by this company. They don't respond to any messages and neither do the people they hire for their properties. I live in the Western Station apartments and the experience has been terrible. Valet trash randomly leaves trash piled up everywhere, recycling pickup is spotty at best, and code compliance is out at the complex all the time. The security gates are always broken, after THREE YEARS we still don't have key fobs that will allow us to access the resident's gate (putting them in violation of their own lease), break-ins are frequent (and we were discouraged from talking about them), the package lockers are constantly broken and inaccessible, and the office staff wrote down a random move out date for us and waltzed into the apartment one day because "we were already gone."

    Living at one of the properties managed by this company has been one of the worst living experiences we have ever encountered. We pay our rent on time every month and have been great tenants, we do not cause any problems. We try to be very understanding of small issues, however, this is not reciprocated in the least bit. We have had electrical issues since moving in which have never been resolved, our water gets turned off about every other week (we are currently going on two days without hot water), our emergency maintenance requests get no response, the pool is disgusting. I dont know what has changed in the last year with the management of this property, but if the care put into our complex is any reflection of how this company operates as a whole, then RUN AWAY. EDIT TO RESPOND TO OWNER: You should warn people about water if that is the case! You trap people here without telling them how inefficient the systems are. Last Christmas we were without water for an entire week and missed Christmas with our family. I have to maintain a gym membership to make sure I have backup showers for work. This is in addition to the array of other electrical issues and issues with our mailboxes being broken and our mail being stolen, and taking weeks to get responses.

    I lived at their property Western Station on Western Center Blvd in Fort Worth. My overall experience at this complex has been less than satisfactory. From them giving away the unit I was initially promised because Amanda was let go in the midst of my application process. I was only a few weeks away from giving birth at the time and I was in no position to shop around for a different place, so I was forced to take this unit, as it was the only one available. After I had my daughter my heater went out a total of 5 times during the winter months and I would wake up to a freezing, crying baby. I would call and email the office numerous times and never once received a reply to any of my emails. One of the many times my heater went out, I called the office for hours and it kept going to voicemail. I finally had to pack up my newborn baby and drive over to the office just to find the manger laughing on FaceTime and ignoring the ringing phone. Absolutely ridiculous. I only received an apology from one of the maintenance men after he had been to my unit for the 5th time. Then finding out I was being charged for renters insurance when I submitted my own before move in Upon move out, I cleaned that unit from top to bottom. I called two weeks later about my deposit and they still had not walked the unit. Once I finally received my final bill I was charged $280 for house keeping/carpet cleaning, which I dont understand since the unit was adequately cleaned as outlined in my lease. An additional charge of $126 for supplies for damages. When I requested a written description and itemized list of damages, I did not receive a response. Also a charge of $100 for an NSF fee that was only applied because they attempted to double charge me for my August rent. I paid what I owed, so why would I be charged a $100 NSF fee for a payment that wasnt authorized? The rare times I am able to get a manager on the phone it is excuse after excuse about how she needs to contact her regional manager, or how shes waiting on a response. I moved out over a month ago and the issue is still not resolved. Even tried calling a leaving voicemails with their corporate office and still no response. They had a new manger, Dean, come in a few weeks before I moved out and apparently he already packed up and left as well. I guess he didnt want to get stuck on this sinking ship of an apartment complex either.

Jacquelyn, you have stayed at one of our properties we manage called Village Green of Bear Creek. This property has a common water boiler system and multiple water meters which is zoned differently for each section of the property. It is necessary to shut off the water to fix any plumbing related issues. For regular maintenance we provide a 48 hour notice before we shut off the water, but in case of an emergency, that may not be possible. We are sorry for any inconvenience this may have caused for you and it is our intention to take care of each resident as quickly as possible.
