I just wanted to take the time to not only thank Selena and everyone at Benchmark for everything they do, but also share some additional information for those that may need it. Selena and her team were tremendous helping my family and I transition out of the military and back home to Texas. Not only were they experts with the VA home loan process, but they were very knowledgable on how to utilize some of my retirement/disability benefits after closing such as a VA funding fee reimbursement and/or property tax exemption. To receive your VA funding fee back, all you need is your DD 214 and Final Ratings Letter from the VA. Send those over to Selena and her team will take it from there. You will receive a letter from the VA stating it has been approved and the VA funding amount refunded to you. When it comes to your property taxes, it's just as easy. Submit your final ratings letter to your county's district appraisal office for the Homestead and Disabled Veteran Exemptions. After a few weeks, you can request a confirmation letter that both were approved; which you then send over to Selena and her team to do an escrow analysis. When they do this, they will remove the necessary property taxes (according to your final ratings and confirmation letter from the appraisal district) from your monthly payment, send you a check refunding you any previous property taxes you may have paid from your effective VA rating date, and recalculate your monthly mortgage payment. If it wasn't for Selena, I would not have known where to begin. So for those that might be in a similar situation, I'm here to tell you it's not as bad as you think. As long as you're on top of your paperwork and communicate with Selena and her team, it's well worth it. This has a HUGE impact on your payment and could save you hundreds/thousands of dollars!
