    Current tenant living here since September. Ill start with the cons first then get to the pros. Trying to leave a thorough review. TLDR at the bottom. CONS: -The Valet trash system does not work as well as it should. They dont run on our busiest days (weekend), leaving so many bags of trash in our hallway until Monday. -Ive lived here for several months now and have not had access to any of the amenities. We never received a fob or code for the gym, the lounge area, the pool, etc. It is my understanding that they are working on a new system, but we would like to have access to those things sooner rather than later, or get a cut on rent since we dont have full access. - this has now been fixed as of last week. So took from September till March. -Our immediate neighbors really ruin the experience for us. We have a toddler and our apartment always smells like weed, thanks to our neighbor. And I do mean always. Every day. No amount of fans or candles make it go away. Not the environment I want to raise my kid in. Our upstairs neighbors are extremely loud as well. I have recordings of them stomping around, jumping or running, and blasting music. This is not an all day thing, but its an everyday thing. Starts at 6 or 7 am and we will hear them stomping or jumping around at 2 am sometimes. I understand we will hear our neighbors, but they are loud enough to wake up our kid and also to make our dog think someone is at the door. Its LOUD. Our previous upstairs neighbors that we had for the first month were normal. -Little bit of a spider and silverfish problem. We clean our apartment almost every night, yet we still have a minor problem with silverfish. Lots of little house spiders but I would rather those than roaches PROS: -The neighborhood is in a great area and its quiet. Weve had no issues with crime or feeling unsafe. Our neighbor interactions have been nice -It looks great. Love the buildings and our floor plan. Everything is modern and updated. Loved the vibe of the complex as soon as I saw it. -No roaches. Thats a huge pro, especially in Houston. I havent seen one in my apartment. -Lots of kids playing. Some may see that as a con, but its good to know that so many families call this place home. Its safe -Maintenance is very quick -Office staff is very nice. They cant control what happens with management. We call a lot about our neighbors and they always give a courtesy call for us. It doesnt ever help, but I know that they care and are listening. They always explain whats going on with packages and the gym situation, even if its annoying. -No gates. Gates dont do anything unless they have a 24/7 security guard at the gate. Having no gates makes it much easier for our family and friends to come over for dinner or game night. -Dog Park -No assigned parking. First come first serve and I love it. Assigned parking is annoying and causes so many issues. There is plenty of parking here I give 3 stars because its a nice complex in a nice area. We chose to move here because it was in the middle price wise for luxury complexes in the area and it was tucked away in a neighborhood. We could get the luxury feel while still saving a bit for a house. However, the apartment smelling like weed and falling asleep to the pounding of upstairs feet really ruin our enjoyment of living here. If that changed I would give 4 stars and probably lease another year. But we pay too much money to have our home smell like something that we dont smoke and to have our child woken up because our neighbors are having a midnight dance battle. When our lease is up, we are likely going to rent a house, as they have fallen in price and we can lease a nice one for close to the same price we pay here.
