The process took months to complete. It was slow, tedious and unnecessarily complicated. Everything was duplicated multiple times and seemingly, no one at AmCap communicated with anyone else.
I was originally given a "Pre-Approval" letter and an initial disclosure showing a charge of 2.82 points of sale price and us buying the rate down from 7.25% to 6.65%. After this point the buying down of the rate faded away, but the points remained.
When asking about this many times, I could not get anyone to give me a direct answer.
From day one I stated that I had only so much available cash to use in this purchase but Dan Fonseca (mortgage originator) continually sent me information showing me having to come up with much much more than I indicated I could afford to do and Dan would say, "this is just preliminary" it always goes way down at the final stage.
Due to my low cash availability we had to use a 2nd mortgage. Dan and company couldn't get it approved. I had to intercede and get it approved myself. I asked for the final disclosures at least 10-12 times and could not get them until an hour or two prior to my scheduled closing.
Dan Fonseca and his supervisor Daniel Kapalin (Gen Mgr) both lied to me, misled me and refused to honor the original disclosures of a buying down of the rate to 6.65% from 7.25% but again, the points didn't change, even after I asked.
It was these two men, especially Fonseca, who brought me to the brink of walking away at the cost of forfeiting my $10,000 earnest money twice, because of their deceit, outright lies and inability to complete the transaction.
If you are ever considering utilizing these men and this outfit for a mortgage, I would say do not do it! Go elsewhere and get the honest answers you deserve, directly and timely. This firm likely costs me $20,000 without giving me anything of value for it.
