    If I could give "0" stars, I would. The new FOB system is a hit or miss, and there's virtually no visitor parking, so good luck having friends over for more than a few hours. This place feels like a prison. They need a SERIOUS upgrade of visitor parking and other visitor amenities. My guests don't want to have to pay valet just to get an okay spot, OR risk being towed. Not great for the price.

    My car was stolen from the parking garage along with another corvette almost 48 hours ago. I haven't heard anything from property management. They haven't even notified residents that such an incident happened. It's like nothing even happened. This place started off great. But the management is different now. Elevator issues most days. And you're stuck at the parking garage exit or entrance more often than not because of this new unreliable fob system. Please do not bother sending me lease renewal information.

    2-3 year resident. Notice they responded to my positive review before. Sort these reviews by newest because the previous management was 100x better than the current. 1. The access control system for the building (OpenPath) sucks! The previous management had this figured out but they came and ruined everything in an effort the keep AirBnb's out (at the expense of residents). I now am required to grant 24/7 access to my location on my cell phone just to access my apartment. To make things worse this system simply doesn't work a lot of times. 2. As soon as the new management came in they downsized the # of valet and maintenance workers. This means slow maintenance requests and valet is no longer 24/7. 3. I now get bothered while attempting to use the pool on the weekends. I get told I need to go down to the lobby for a wristband. Just another way they are trying to control access at the residents expense. 4. The garage door is constantly not working. I have gotten stuck multiple times attempting to leave and enter the building. 5. The hallways and elevators use to have some A/C in them but now I frequently leave my apartment to be greeted by air that is hotter than the air outside. 6. Elevators are constantly broken or out of service. As I write this now only 1 is working and all the floor buttons in the single working elevator do not work. 7. These people charge me $75 a month for an additional parking spot in the garage. Maybe I would complain about this less if the access control system to the garage actually worked correctly. This is deeper than a problematic period of time in this buildings history. If current management continues down this path this building will be a University of Houston dorm within 5 years :) If you are a resident and agree with the points above be sure to thumbs up this review so others can see that these points are valid. This is a classic bait and switch. Things have gotten much worse since I first signed my lease, and the painful part is most of these changes were simply unneeded. They had a problem with AirBnB's and decided to make accessing the building a pain in the butt for residents. I have been here many years and all the previous residents I know have moved out or are waiting for their lease to expire. My advice if you are looking is to spend the extra ~$200 to go to a building managed by Hanover or wait a little while for rent to drop as people realize this building is no longer what it used to be. Fair rent here is probably currently ~$1,580 Update: I was a little mad when I wrote this but this place has some amazing people here. Doesnt deserve 1 star but has room to improve. They are closing the gym for a week to fix floor tiles The only payment option has a fee for bank transfer (yeah its only $1)

    This place used to be nice when it was owned by Hanover. Calling it a luxury apartment now is akin to slapping the words fine dining on a Golden Corral. Ive lived here for about 2.5 years now, and in this time Ive seen the common issues youll face. Lets start with the big problems. Several vehicles have been stolen, broken into, etc. even with the new gates theyve installed. The gates barely work and you have to pull your car so close to them that you risk damaging it, or in my case it does damage it and management disputes the charges with a trust me bro, we looked into it. None of this will be a problem for you though unless you can get to the garage, which with 1-2 out of the 4 elevators working at any given time, it can take awhile. Having an elevator free fall 5 stories isnt a fun experience either, but that only happens occasionally. If you make it to the lobby in one piece, youll be wanting to leave as soon as possible due to the constant beeping sound that management has disabled the kill switch to (imagine a less terrible fire alarm). The package area is communal, and despite having a numerical system for sorting, youll spend a good 15-20 minutes trying to find anything delivered here in the mess of other packages all thrown together. Thats genuinely not an exaggeration, good luck finding anything youve ordered. Now, on to the unit itself. In my time here Ive requested a freezer repair 4 or 5 times. I still cant make ice without it leaking and turning my entire freezer into an ice block. One bedroom isnt accurate, the walls arent enclosed so you the get the perks of paying for a 1 bedroom without getting a 1 bedroom, picture attached. The lighting fixtures in the ceiling that typically are included, because ya know, light were an apologetic gift from the prior management for several weeks in the summer time with no A/C. Id love to say thats infrequent but these HVACs are rather old and inefficient so what you save in rent by choosing this place, youll more than make up for in utility payments. Power was $175 in October for a 733 sqft unit with a 14.76cent/kWh plan when I leave it on 72-73 consistently. Every time you think the roaches are gone, some other lazy tenant clogs the trash chute with cardboard, and boom new guests. Management will happily provide new glue traps despite pest control being one of our included fees. You are locked into using Comcast Internet, so good luck moving your existing cable or internet plan here. And last but not least, hopefully you have better luck with your washer and dryer, mine have begun to dissolve themselves, pictured, and despite raising this issue nothing has changed. Long story short, the complexs management cares about your experience right up until it might impact them monetarily. The good news is, the gym and pool are really nice. You pay an extra amenity fee for them.
