    Silvertop did try to fix some of the problems with my new Townhome. However, the AC went out almost every week. Promises were made to fix it or replace the unit. Jerry did his best, however, it would freeze up and flood the unit. The hot water heater needed a new fuse. Instead I had to constantly reset it to use the water heater. There were so many problems the Bank( Owner) finally ended the lease. Trying to get the deposit back was a nightmare. The Bank stated they would return the $2,000 deposit. I also installed blinds throughout the unit because there weren't any.This was an investment of $1,500. After moving out, I shampooed the carpet and cleaned the places agreed. Silvertop picked apart everything. They said I left trash in the unit. It was 1 piece of paper that fell on the ground. They wanted the nail holes filled and painted. By Texas law this is normal wear and tear. I spent $350 to have the painting touched up. They never replaced the broken pendant light from the beginning of the lease. By law they should have mailed me a letter with any deductions within 30 days. They emailed me on the 27th day that they were making a list and would send me the cost involved. They never sent an invoiced list. I mailed a demand letter after 30 days by certified mail as required . I started a law suit after 60 days. They told me to sue the out of state bank . After emailing their Broker at Keller Williams , they finally delivered a check minus $169 to my place , 2months and 27 days later. I have never had any deposits held by Management companies . This was an experience that fortunately has ended !

    I leased a "New Property", that was Bank owned because the Builder had given it back in lieu of foreclosure . The property looked great, but after leasing it, it was non stop problems. First the AC froze, the pipes busted through the ceilings and water ran through the interior walls. Jonathon said it was my fault because I hadn't changed the air filters . I explained there's no need to replace air filters after only 2 weeks of living there. He somewhat fixed the problem. This same AC was a nonstop problem which was never fixed to even last a week during the hot Dallas summers. The Hot Water Heater went out 3 times and I had to climb under the water Heater on the 3rd story roof top deck to push the fuse in. That would last a day. Jerry came out at least 15 times to try and fix the problems , he even said just open the windows. After 4 months of paying rent for a disaster of a Unit in THE Cedars Complex. The Bank offered me a $2,000 credit. The same problems still continued. I was told they could replace the compressor but it would cost $1,000 to hire a lift to get it to the roof top. Finally , the Bank agreed with all the problems to end the lease. I had invested $1,500 in blinds because the windows were not covered. After giving proper notice and the Bank stating that they would return the $2,000 deposit, I moved out, cleaned the place, and gave back the keys. By law the Management company should have sent a letter stating if they needed any repairs. They emailed 27 day afterwards and said they were working on invoices for the repairs to reduce my deposit. They said there were nail holes to hang pictures, which by law is normal wear and tear. not a chargeable item. There were TV mounts left, which are beyond normal wear and tear, so I took them down and painted They said there was garbage in the place. There were 2 pieces of paper on the floor so I picked them up. I also sent a painter and paid him $350 to make the management company happy. I sent a certified demand letter after 30 days asking for my deposit. Still Nothing! I filed a lawsuit and paid $159 to have the notice sent. Silvertop said I would have to sue the Bank because they were the "Landlord". With all the effort and poor maintenance on the property, I dropped the suit . They paid the $2,000 deposit minus $169 2months 27days later . Naturally, they didn't think of the improvements I had made with the Blinds.

    Very disappointed with our treatment from this company. Jerry is very hard to get a hold of. We had to pay extra to have our carpets cleaned the right way after we moved in, we had to pay out of our own pockets to fix our back door, all things they should've paid for, but they refuse, or they just don't pick up the phone. Very stingy and cheap when it comes to fixing the house while you live there, but as soon as you move out they hire their friends to fix up the house at your expense and gobble up your security deposit. The only time their penny pinching disappears is when they can legally reach into your wallet and take whatever they want.

    AVOID THIS MANAGEMENT COMPANY! Extremely slow to service anything. It's very hard to get a hold of Jerry. We had to pay for our own pool key, because Jerry just wouldn't take the time to handle it. They're extremely reluctant to fix anything properly. We lived at one of their properties for three years and the cabinet doors were always falling off, the sprinklers were usually broken, the master tub never drained properly. Getting them to fix anything is like pulling teeth. They refuse to spend money UNTIL you move out. BE AWARE! If the property isn't PERFECT when you move out they will take advantage. They charged us nearly $4,000 for a general cleaning and some paint touch-ups. CRIMINAL! DO NOT RENT WITH THIS COMPANY!

The accurate facts without deviation are as follows.During tenancy, multiple problems manifest sequentially with a faulty HVAC and all were repaired timely by a certified HVAC technician. (Always within 24 hours and mostly within 4 hours) Although not required, SilverTop Property Management recommended and the owners approved a $2,000 credit to acknowledge the inconvenience to tenant as a result of the faulty equipment. Later, tenant requested to end his lease early as he was short-term subleasing the property and his business model was not working. The Owners agreed to expedite ending his lease. The move out inspection showed holes in the walls from removed TV mounts and other issues/problems. At tenants request, the management company allowed tenant to remedy his issues post occupancy to preserve his deposit. Tenant took longer than the 30 day allowance to remedy. His security deposit wasn’t returned until he was complete with his repairs! His escalation was before he was complete with remedy and also determined frivolous and without merit. Owner and management was very tolerant. Upon completion of repairs, the security deposit was immediately returned less the cost of missing/replaced components.

SilverTop's aim is for you to find safety and quiet enjoyment during tenancy with us, and for you to leave the property essentially in the same condition that you rented the property, less normal wear and tear. You are correct, every time a tenant leaves; we create a property condition report and bring in professional trades to make-ready for the next tenant. This is what was done for you on your way in. We are sorry you didn’t find the carpet satisfactory; however that was not your decision when you evaluated it and opted to sign the lease and take occupancy. All of tenants are provided 24 x 7 access to the Management Company through their Resident Center to make and track maintenance requests. Additionally our Property Managers give their direct phone for an immediate answer or a response within 24 hours. We also provide our email addresses to all tenants, if any concerns arise during their tenancy. We sincerely wish you well with your next arrangement.
