    Our home went under contract 3 weeks ago & we are suppose to close on Tuesday. It is Friday now and while we (us as sellers, the buyer, and our representatives) thought we were good to go. Now, 2 business days before closing, they are saying we need a survey. The property was surveyed years ago (under original owner & we dont have it), it is located in a restricted development & you are given a build envelope-meaning they tell you where you can build & you cannot build anywhere near the lot lines on estate lots. This property already has a home & guest house. We purchased this property 5.5 years ago with the same Title Company and did not need this survey. But that is not what we have an issue with. The issue is them telling everyone 2 days before closing. While I know everyone is busy and I try to lend grace given the crazy times we are in but in cases like this, No. As sellers, we live 4 hours away, have movers already scheduled & an out of state business meeting the following week. The buyers have 9 appointments set up starting Wednesday for things like an alarm, insurance, fence, etc Asking us to get a survey on the Friday when we are suppose to close on Tuesday is impossible & inexcusable. Apparently, this is what Hill Country Title does. They focus on what is immediately due which makes for a very unpleasant experience when things like this arise. I will NEVER use this company again and I will make sure to tell anyone I know about our experience.
