6/28/23 in response to the owners comments. The first change order was the result of an issue discovered that required additional work to complete the shower, a potential leak situation with an exterior wall, repairs required or recommended by Make Ready Residential, and removal of a wall mirror that should have been included in the original contract, around $570. The second change order was related to additional work required for the water heater around $220. The change orders were not the result of me adding work and changes to the original contract. The additional repairs would have added a couple of days to the time frame, not three months.The reason I selected Make Ready Residential was to get work done in two months as stated in my contract. The work got off to a rough start and was delayed because the project lead took a week of vacation the same week that work was to begin. Altogether, the work took much longer than expected, five months, and I missed every opportunity to sell the house at peak market conditions, having to reduce the sale price by $50,000 so factoring in cost of the job the $68k project ended up costing me $118k. For the last two months, we were stuck with a handful of items left to be completed with the project lead telling me each time that those items could be completed in a day and a half but never being able to get to them. The quality of work was good but the delays and lack of priority in finishing the job cost me so much more than expected.

We contracted Make Ready Residential for our home renovations. It was the smoothest experience we have had in the renovation industry. We were immediately assigned a project cordinator and a dedicated project manager who was awesome. This is not usually the norm in the industry. We were notified and kept abreast of our project updates. Our questions were answered and messages responded to on time. The team was very professional and respectful. They were very punctual and cleaned up nicely before leaving every day knowing that we lived in the house during the renovations. Our floor, walls and furniture was well prepped and protected before and after work each day. We will highly recommend Make Ready Residential for home improvement needs.
