Shucks, well I guess its time for me to write a review. Ive lived here since july of 2022 and Ive never really had any complaints, and the ones that I did have were small and always fixed right away. Billy and Kristi (the leasing agents in the office) are literally as sweet as can be. I absolutely adore them and theyll listen to you and help you out to the best of their abilities. The property manager Jane, also the sweetest and will help you to the best of her ability. I have gone from a 2bd 1ba, to a studio, now to a 1bd 1ba without any hassle, without having to pay any type of fees for transferring units, and have never had any issues with the resident portal or anything. There are a few roaches here and there, but honestly, if you keep up with cleaning and the uptake of the unit, you wont have an issue (its also Texas, youre gonna find bugs just about anywhere, especially during the summer time). I have absolutely loved it here! The community itself in the complex is peaceful, the only noise I ever hear are if people are talking super loudly while they walk past my apartment and the birds in the trees. The fitness center is alright, could definitely be upgraded, but I go almost everyday and it does the same thing as paying for a gym membership does lol. Theres two pools which are taken care of and cleaned regularly. The maintenance team is AMAZING! Ugh, adore those guys so much. Theyre always so helpful and actually fix the things that need to be fixed. I definitely plan to stay here for as long as I can

Lived here off and on for 6 years, sometime after 2020 the leasing office became unbearably unprofessional. Cute dances on facebook posts while charging ridiculous amounts in lease termination fees, even after ample warning. No negotiation (which was easily done when i first moved out in 2017), just smug condescension. They know they have people over a barrel here because of the constant flow of students. They will screw you if they can, avoid at all costs.

So glad we ended up renting here! Everyone is super friendly and kind. Not a whole lot of students so it typically stays pretty quiet. Its not necessarily luxury, but the prices are very affordable compared to other options in the area! Billy and Kristi (sry if I spelled ur name wrong) are both super kind and helpful and do a great job as well as other staff members! Were planning to resign our lease tmr :)

Overall a better experience compared to other complexes in the area (which I'd rate 1 or 2 stars), but I have two main complaints. First, on my offer to resign my lease, the rent increased by 8% from last year. I get that rent is going up everywhere, but that doesn't mean it's acceptable. Inflation was between 3-4% this year, so any increase above that is just landlords being greedy and knowing they can get away with ripping off students. Second, the laundry facilities here have gone downhill very fast. Almost every time I do my laundry now, my clothes end up soaked -- I have to wring them out individually before putting them in the dryer, and even then I have to run 2 or 3 cycles of the dryer. If you sign here, be warned that a load of laundry may cost closer to $5 than the $2.25 they advertise. I will say that the front office staff are extremely helpful and I've never had a bad experience with them! Their professionalism and politeness was what led me to sign here in the first place, and I want to make sure this review reflects poorly ONLY on property management.
