Hire your own licensed home inspector and foundation engineer. Keep all requests and communication with EVERY SINGLE MERITAGE EMPLOYEE in email so you have a paper trail. Do your own research. Meritage homes opted out of being part of the city of cibolo, I recommend you google search meritage homes VS cibolo. Meritage is building in the ETJ(outside city limits), which requires less regulations and codes a builder needs to preoccupy themselves with. We had so many issues in the first 6 months after buying our home, we had to get the county commissioner involved and the VA. We have lived here for over a year and are still having the builder address issues. Please Google meritage lawsuits. You will learn a lot. Its public information.

BUYER BEWARE: We have been in our home for a year. There has been a lot of things that have gone wrong from the moment we signed our contract, the moment we were scheduled to move in and all the way up until today. We have been very patient and understanding with the builder, and that has clearly not gotten us very far. Our home is experiencing severe foundation issues (among other issues). There are large (wide and long) cracks that run along our floors, walls and ceilings. Every week we discover new cracks. We have submitted these issues through the builders website, as that is the way we were told our issues could get resolved, but nothing has been fixed. This home and the builder have been so disappointing. Please look elsewhere if you are looking to live in a safe, quality built home.

I HATE to write bad reviews, but we have had so many little things that keep adding up.The bad soooo outweighs the good. I could go into lotsa specifics, but won't because Meritage has a habit of being litigious. My advice... see past the AMAZING floor plan (the best part of our house) and 1. Check with the local city to see if there are any pending lawsuits. 2. Make sure that they have all the proper permits before signing. 3. Use a Real Estate Agent to help you navigate 4. Join all the Facebook Beware of Meritage sites and 4. Get an independent Home Inspection BEFORE your pre-closing inspection. Lastly, make sure you have every conversation in WRITTEN documentation when dealing with anyone associated with them.
