Terrible, careless HOA management over the past year has resulted in costly damage to the property, the loss of 1 of the 3 pond ducks at the main entrance, and several deer killed by cars. No proactive maintenance, resulting in a lower quality of life enduring 'broken' facilities while the HOA management "is working hard" to get someone to do repairs. Gates rarely work as designed and residents/visitors no longer obey speed limits or stop signs. Not a good community for children. What may appear as beauty on the surface is rather ugly underneath. High fees plus added fees for road repairs, but only a few hundred feet of road repairs completed over past year. HOA rules regularly ignored by residents, building restrictions and design requirements no longer enforced. Moreover, the HOA approves non-conformant designs without any input from the residents, a clear demonstration of the HOA's disrespect for the residents and their property values. Lastly, the developer, Hunt Companies, refuses to turn the HOA over to the residents. Why? The community is more than 95% built out. There is no legitimate reason not to turn it over. Avoid Hunt Companies developments.
