HOUSE HUNTING: Blanca helped us close the deal on our dream home and made the entire process feel so easy! My husband and I are extremely picky and not once did Blanca ever tell us to lower our standards. Her priority was always to make sure she understood exactly what we wanted (even if these wants ended up changing as we figured things out throughout the process), so she could find us a home we'd be happy living in for years. Several times, we'd be tempted by a sparkly remodeled home that wasn't quite right for us, and Blanca would be there to point out any potential issues/risks and keep us true to our vision (e.g., yard too small for gardening hobby, will need to uproot trees known to mess up foundation, way over budget with needed remodels). Rather than rushing us to close a deal, she gave us the courage to walk away from settling for "good enough". We were very motivated buyers and Blanca kept up with our pace by showing us houses multiple days in a row at times, and hooking us up with tours for houses that weren't even listed online yet. She knows the DFW area very well, including unpublished details like where the neighborhoods that retain their value are. After touring 10+ homes with Blanca in 3 weeks at our convenience (usually after work), we found the one. PAPERWORK/PROCESS: As first-time home buyers, we didn't know how much paperwork and steps were involved. At each step of the home-buying journey, Blanca gave us recommendations on what to do and when (e.g., get pre-approval letter soon to prepare for offers, prepare a list of inspectors/home warranties before closing week). She knows all the steps to take and their turnaround times, so we always felt like we were ahead of the game rather than rushing. For every document that Blanca sent us, she would call to explain what we're looking at and what was important to note. She prepared all the documents we needed and more (even went out of her way to pick up brochures for surrounding ISDs!). We never had to search Google for forms or information. She really made things that simple. OFFERS: Because Blanca is so friendly, it's weird to describe her as a shark...but when making offers and closing deals, that's how I'd describe her. When making our offers, she would give us thorough comparative analyses of recent/similar homes that sold. She would suggest a "fair market value" range if we really liked a house, and give recommendations on going higher or lower depending on her experience and the house factors. She never pressured us to commit to a number or judged us for offering lower than the listing price. For each offer/counteroffer we made, we felt in control and trusted she would back us up with the seller's agent using comps and data. We never felt like we were offering more than we could afford or getting ripped off based on market data. For the house we closed on, we couldn't be happier with the purchase price after the seller accepted our counteroffer! Blanca skillfully went back and forth with the seller's agent to close it for us at a great price. CLOSING: After an offer gets accepted, everything escalates. Thankfully, Blanca already prepared us for everything and went over all the steps so we could act swiftly within the options period (time you have to back out without losing 1% earnest money). During closing week, she made herself extremely available and discussed our thoughts after each step to make sure we still wanted to move forward. We closed smoothly and swiftly thanks to her experience. TAKEAWAY: If you've read this far, I hope my review convinces you that you can't be in better hands! Go with Blanca, seriously. Blanca was 15 out 10! We were first time homebuyers, with very limited knowledge about finding the right home for us. We met with one realtor before Blanca, but she wasn't very helpful. But as soon as we met Blanca, we instantly felt that connection and sure enough she walked us every step of the process. She was always available, if we had any questions or concerns. Extremely satisfied with the help that Blanca gave us to make the goal of having a house a reality. The market is complex and we came to think that it would not be possible.
