Professional Title

We dont recommend doing business with Professional Title for a number of reasons. We contacted them on 01/22/2021 and requested a quote for a title search and title insurance for an investment property we had recently purchased. On 01/29/2021 they requested we forward the address of the property. On 02/03/2021 they emailed us and told us they had ordered a title search. We hadnt given them the approval to order a title search and were still waiting for a quote for title insurance and a title search. We were taken aback by this, but having bought and sold many properties we know that title searches usually cost $350-400 and title insurance based on the purchase price should be somewhere around $300-350 and we would allow them to proceed with doing the title search. We didnt hear from them again for almost a week (02/09/2021). They sent an email that indicated that they had received the title search results. It took them ten days (02/18/2021) to get around to starting a review of the report. We became tired with waiting endlessly for something from this business so I sent an email on 03/05/2021 directing them to cancel any work started and that we would not need their service. They replied to my email with a status update without acknowledging my request to cancel. They sent us an email on 03/09/2021 informing us that it appeared that all appropriate parties had signed off on the foreclosure (we purchased the property as a foreclosure) and that there may be money owed to our local electric company. We allowed them to resume work because they seemed to make a little progress. After that exchange we didnt hear from them as of 03/18/2021 so we sent them an email inquiring as to the status of the title insurance and search. They replied that they were waiting on information from a previous lender on the property and were having difficulty getting information from that lender. The title company sent an email promising to get back to us before the weekend. We didnt hear from them as of the following Tuesday so sent them another email requesting an update. Finally on 03/23/2021 they sent an email to us letting us know that they were able to issue a title insurance policy. They emailed an invoice for $2,272 for the search and title insurance. This unethical business billed us $1,537 in legal fees to contact two banks and our local utility to make sure we had clear title to purchase title insurance. They billed us for receiving the title work from the abstractor, hundreds of dollars for emails including replying to our requests for an update, billed us for an email to a coworker, an email sent to us from a non-attorney in the office. They even billed us for preparing the invoice. I am stunned by this companys lack of basic business ethics. To add insult to injury it took them almost two months to accomplish the simple task of doing a title search and issuing title insurance. We wouldnt accept the extravagant amount they billed and wouldnt accept their policy after seeing what they wanted to extort from us. They never provided an estimate as requested and we were never notified they were going to charge $1,537 in extra fees. We sent an email offering to pay for the title insurance and title search, but as yet havent received a reply from them. They are now suing us for theft of work. Stay away from this company.
