The house itself is very beautiful and modern. The location of my home is perfect for my lifestyle. My main complaints with Vastland echo those listed. Completion of the project was greatly delayed. Communication is either nonexistent or simply just words that do not address questions or concerns. Leasing staff are rude and disrespectful. Treatment is unfair (They paid my neighbors month to month rent and their loan lock fees, but refused to pay any of mine due to their delays. They also required a home inspection before the home was ready and refused to pay my re-inspection fee). Quality is subpar (multiple issues found during walk through that were not fixed upon move in, neighbors with unattached plumbing pipes and water leaks, gaps persistent in screened in porch, flooring placed too tightly causing baseboard separation, doors framed incorrectly and slanted, etc etc). Getting items fixed takes an unnecessary amount of time, and getting follow up on items is nearly impossibly. Ive waited for responses on inquiries for over 4 months. Time and project management seem to be major issues.

Building a home with this company, and their communication is poor. I was supposed to closed yesterday, it didnt happen. I have no idea of my new closing day. I emailed the agent on site last week, no response. Terrible.

Beautiful homes, however the developers have terrible time and project management and are even worse communicators. Experiencing significant delays and still don't even have a date for a walkthrough 4 days before the "projected" closing date, with no communication whatsoever. Publix cares more about their customer buying a $.99 pack of gum than Vastland Communities does about customers buying $400k+ homes.

First, let me acknowledge that delays in new construction given the current climate are not without merit. What is without merit in this process is the lack of communication around the timeline for completion of our unit. As buyers, we promptly paid our deposits totaling $15,000. We have additionally made decisions based on the information that has been provided around timelines that have now left us with a broken rate lock we are paying daily to extend. We have continued to miss deadlines, end of July, end of August, September 7, September 24now TBD. We would be prepared to deal with this if it was acknowledged and communicated to us. We heard from the TITLE COMPANY less than 48 hours before our already scheduled closing that the CO would not be ready, not the builder or their agent. No one at Vastland responds to emails or can provide us with a reasonable timeframe for closing, nor can they provide us with regular updates on the progress. We all have a vested interest in closing, hence my confusion around the ambiguity and lack of communication. We are currently incurring expenses close to $1100 PER WEEK between a week-to-week rental and rate lock extension fees that we could have better planned for with better communication from Vastland. As you can see by other reviews, there is a pattern here with how theyre treating their customers purchasing $450K homes at Highlands at Stoneridge, why on earth would you even consider looking at their other developments, such as Shadow Springs where the homes are in the $600K+ range!?

I gave my deposit on a Vastland home in April, with verbal confirmation it would be done in June but scheduled closing for July "just in case". Now as we approach October I'm still searching for answers. I was instructed to schedule an inspection last week, but it was clear that this was too early as the house still is not ready. The garbage disposal has not been installed, a broken light fixture remains in the foyer, outlets don't have covers, garage doors are not working properly and none of the appliances or the hot water heater are plugged in/turned on. I understand that delays happen but there is a disconnect between the build and the buyer. This lack of communication from Vastland causes last minute scrambles as I do not get appropriate notice to plan financially or personally. This disconnect has not only produced additional expenses with my bank/lender, it has forced temporary housing costs and it has given me the inability to move forward with a new car purchase. I'm a part of the community facebook group and I can assure you that I am not the only one that has been through this skeptical process. What started as an exciting new chapter has now turned into a complete nightmare. I've put my life on hold as I've waited months for this house to finish. All I want is the builder and listing agent to communicate and provide clear direction on when this 450k house will actually be done. But instead they are unresponsive and provide zero sense of urgency to complete a build. I'm not sure if it's possible to get answers but at the very least I want to alert someone that this is happening.
