All the staff that I have encountered have been great to work with. I highly recommend Southland Properties and can do so without any reservations.

    I've only lived in my rental 1 1/2 months and from what I've experienced so far I would never hire this company to manage a property for me. I have to constantly email them to get anything done and there's always an excuse. Even if the excuses are real, they always have one about why something hasn't gotten done. I looked at the home on July 27th but didn't rent it and move in until Sept 15th. I was moving from middle TN so everything was handled by email. I had to ask who the utility companies were when moving because she didn't send the info. Upon move in the lawn was about 2 months overgrown and I had to keep emailing about when they would send someone to mow it. Someone finally came a couple of weeks later after not showing up about 3 times. The previous tenants also left a can full of garbage outside for who knows how long with maggots in it. The maintenance man had to come take it to the dump for me because I was not putting it in my car to take to the dump. It is a 2 bath home but one of the showers is damaged (which she knew about in July and also in my email when moving in) so I can still only use 1 of the showers. I have a very old, stinky fridge with missing shelves in the freezer that they claimed upon move in they would try to find me some freezer shelves. It still hasn't happened so I have to remove everything in the freezer if I want something on the bottom and it all falls out. There is also a broken oven she knew about in July that should've been replaced before move in so I also emailed about that when I moved in and the man who works there said they'd have to order a new range which should be here in 1-2 weeks since "he just found out about it." Why wasn't he told in July? Why wasn't there a walk through to take care of all of these issues before a tenant moves in? So a month later I email and ask when that oven will be here since it was only supposed to take 2 weeks. She says the store actually just called and said they'll deliver it tomorrow. Really? The company they bought it from came to deliver it. The delivery man says "it won't fit through the door in the box." I said "can you take it out of the box?" He said he's not supposed to. I asked if he installs it and hauls off the old one and he said they don't do that. I got him to bring it in through the slider since it's wider. I emailed the property managers again and told them what happened during the delivery and that I need someone to come install the range. She was suprised the company doesn't install it. I guess they've never ordered appliances for any of their properties before? Here it is a week later and I still haven't heard when someone is coming to install it. I have 2 ranges sitting in the kitchen. I went and bought a toaster oven a few weeks ago so I can at least bake some things. I might just hook up the range myself because I'm tired of emailing these people constantly. I've never had to be in contact with property managers this much before. I'm updating my review because not too long after I posted this they called and said they'd be out the next day to install the range. They also sent someone to see about fixing the 2nd shower. He told me if I'm unhappy they'll let me out of my lease and I can just leave. I told him I like the house and don't want to leave, I just want better communication and for things to work properly. I pay my rent on time and am the type of person who actually takes care of a rental instead of trashing it. I didn't appreciate the way he talked to me and I've never been talked to like that by someone who runs a business before. I've thought about completely removing this review but I believe people have the right to know what others experiences are with a company and I'm only giving my opinion on what I have actually experienced while living here. That's what google reviews are for. He'll have to ask some of his tenants who have had a better experience to leave 5 stars. For the rest of my lease I will only contact them if something major happens.
