    I was a tenant in one of there properties for over 3 years and after moving, the owner fabricated issues that were not there or existed prior to moving in. The owner convinced the property manager to keep $1600 deposit! I had carpets professionally cleaned, and paid a cleaning crew to detail clean. It was not perfect as 3 years with 3 kids caused some problems, but main issue was the cheap workmanship the owner paid for a quick surface level remodel! Phillip at Rock Point didnt reach out to tell me anything until I inquired 45 days after moving out about my deposit. He said he was told the place was filthy and carpets were disgusting. Not true! Carpets were at least 10 years old when moving in! I was told he would review the situation and get back to me. Another 2 weeks went by and no word. I contacted again and was told they were keeping my entire deposit. 40 years at various places as a tenant and never once did I not receive the majority of my deposit back! Phillip blamed it on the owner but I rented from Rock Point! I tolerated issues without complaint for 3 years that affected plumbing, electrical and sewer drain line issues. Rent at your own risk! Very disappointed and I have never written a negative review for any business!

    This company is patronizing, argumentative, does not pay attention to detail, does not know the market, is not transparent and seems to be operating in 1970. They did not follow my instruction. Tried to charge too much for the townhome I own, didnt keep up with maintenance during showings and were incredibly rude to me. After the Property sitting for over two months with them arguing with me instead of taking better pics I switched Property managers. The property rented in 4 days.

After postponing her move-out date several times the tenant was charged for cleaning and for damage to walls, refrigerator damage, pet damage to carpets necessitating replacement, and flea infestation. We make the decisions about security deposits, not the property owner, and we stand by the decision in this case, although we understand that a tenant's perspective on damages and cleaning will often differ from ours. Often neither the tenant nor the property owner are happy with our determination, but we attempt to be fair based on the standard of "normal wear and tear vs. damage" and the evidence we find when a tenant vacates a property.
