Buildings are well cared for and in great condition. Quiet neighborhood. Owners are very responsive and repairs are made quickly. The price is very reasonable for the space and quality. I had a very smooth experience renting from Clarks Landing and would recommend it to anyone renting in Vermillion.

I lived at Clarks landing for an entire school year. For being newer buildings I was not very impressed especially for the amount charged. Not to mention they were also increasing the cost of rent. There were multiple cracks in the ceilings and on the foundation corners. We had issues with our dishwasher leaking and molding and was informed by previous tenants that they had the same issue. We were then falsely accused of taking out the 6 rubber seal. Why would we purposely make our dishwasher even worse?? Overall, the landlords are overly strict and have an entire binder of rules. Out of the muliptle places Ive lived, I have never seen such a thing. In preparation of moving out is where I encountered the most issues. I spent nearly a whole day cleaning my entire room and bathroom. In which, I was still charged $35 for a a light cleaning fee. Then I was charged $100 for 2 small paint chips on my wall. (Pictured below) Yes, in the lease agreement it did say not to use command strips & to not hang stuff on the walls. But what college student wants a boring white wall?! Apparently, they charge $50 per paint chipping. Which is absolutely absurd! This pricing was not listed in the lease nor would they tell me how much it would cost when I informed them of it right away. In which, I still had a whole 2 weeks to repair it myself for 1/4 of the price at the time of informing them. But they couldnt give me a set price and said well thats a different story. At that time I figured well it shouldnt cost and arm and a leg to fix something of that size so Ill let them repair it as they wish. I was wrong. They also noted that it took them three trips to repair my wall when they literally live next door and the two spots were minimal compared to the entirety of the wall itself, so I do not see the inconveniences. They then continued to argue that it would be a permanent defect to the wall when the apartment itself has many of these so called defects but yet that doesnt change the value of said apartment. All I have to say is.. if $50 is what you charge then be upfront at the time of signing a lease and inform your tenants when they ask you. Overall, its very saddening that they are okay with financially taking advantage of college students. I could understand if it was $25 per chip but not $50. As a college student that $85 could go a long ways and I really could have used it. Therefore, I would not recommend this apartment complex and would suggest looking elsewhere! Overall, I couldnt be happier to move out of Clarks landing and into a way nicer complex with reasonable landlords!
