Me and my husband was out looking for our dream home and was told to come here , so we did and Mr Rick helped us out and I think we have found the home we been looking for !! Thanks Mr Rick we look forward to seeing you again soon !!

Found a beautiful home on their lot with Houston Grubb. Everything was all well and good until I started looking into mortgage lenders. They advertise for South State Bank and I started there. They do not finance mobile homes that have to be moved from a dealer to your property. So that lead me to their other janky mortgage lender, 21st. I got pre-approved instantly then once the bottom line came out 21st wanted an additional $10,000 as a down payment on top of the almost $20,000 I had already PAID Mid-State. This forced me to have to use my land as collateral. Once Houston found this out, it was all a bust. “It just can’t sit on our lot that long. Land has to be appraised....”. Blah Blah Blah. I already had an appraisal for the property bc I had recently purchased it. Also mind you, they are backed up MONTHS for delivery due to the weather so the home was going to have to sit on their lot for a few more weeks anyway if not longer. When I informed Mr. Grubb about having an appraisal and asked what was the difference in the home sitting there a few weeks in order to submit it to the mortgage company vs it sitting there waiting for delivery he told me that he had already sold the home to someone else!! I had $20,000 paid on this home that they happily cashed and then sold it out from under me!! This is shady dealings. I had to go and demand my money back because they wanted to “hold it” and order me one from the factory that would cost me $30,000 more than the one I thought I purchased. I wouldn’t buy a hamster cage from this company!! Just keep driving to Columbia or Summerville and buy from a more reputable company. I’m not sure what I was thinking trying to buy something local!
