    I was disappointed in my experience. My roommate and I lived at The Arch Luxury Apartments for a year. October 2022, a leaking hole developed in the ceiling. May 2023 that hole is still there and still leaking, with minimal attempts from maintenance to fix the leak (they patched it once initially but it immediately leaked again with rainfall because the roof was never patched). After countless emails, maintenance requests, and even reaching out to corporate, no remediation had been made to fix or make this situation better. We have had to move our couch and rug about 5 feet from the wall so that it doesn't get splashed on with rainfall, which drastically reduces the amount of useable space in the living room. A couple weeks ago, the property manager promised that somebody "from corporate" would be reaching out to us... that never happened. Even after all of this, the property manager sent us an invitation to renew at a rate HIGHER than what we pay now (hole leaking and all). All in all, we have decided to move out as a "luxury apartment" costing $2705/month with a leaking hole and poor management is simply not worth the trouble. It is a nice apartment building in a decent location but this whole situation has been frustrating to say the least. Be wary and avoid top floor as the roof leaks and nobody will fix it. My bet is that they patch the hole for new tenants once we move out and then wait for it to start leaking again for a rinse and repeat. I understand we should have been holding part of our rent in escrow (by square footage of unusable space) but this was my first time renting my own apartment and litigation seemed to be more trouble than its worth (especially now with only 2 months left in the lease). See below for hole (the ugly white box is what maintenance did to see where the leak was coming from... obviously the roof). And the second shows rain collected after last week's rainfall. After reading reviews below (google reviews under "Alterra Property Group"), it seems unfixed leaks have been a common issue. We were also shown a property "nearly identical" to the one we'd be renting, but were told current tenants refused to show the apartment we actually would be renting. I wonder if it's because the leaking hole was visible at the time. ****UPDATE***** My property manager and regional property manager came to see the leak today (again this has been here since OCTOBER 2022 and it's the first time anybody from management has requested to see the damage). Interestingly, they called to ask for a visit just hours after I posted my google review. They stated "we are not going to be able to make the repairs while there are tenants in this unit," meaning they'll fix it after our lease ends... maybe (also implying this unit is not suitable to rent yet here we are). Not only this, but they still have not offered any type of reimbursement or intent to remediate their negligence but that doesn't surprise me at this point. VERY shady company.

    I just moved to Fairmount North from One City (another APG property) and I have had the best experience. This building is so quiet but my studio is huge! The best parts are the roof deck and gym. It's really nice to be able to walk from my apartment to the parks by Kelly drive.
