Jake Washburn of Wyatt group realty is a thief to say the least. After entering into an agreement to buy my home with all debt associated with the property including the tenant with a payout to me of only $10,000 (market value $150,000, breached the contract. To add insult to injury he vandalized my property by stealing all of my cabinets and gutted out my bathroom gutting the bathroom without my knowledge. removed a wall and left the electricity exposed which could have caused a fire. He cut valves in my plumbing system. He also attempted to lock me out of my property. He will have his day in court . I am in the process of having the rooms restored and the report of the contractors is appalling with disbelief of how someone would come in and damage someone elses property as Jake has done. He tried to blame the tenant however, he never reported to me any of this. I actually visited the property after the settlement fell through. Photo 1&2 shows the damage. Photo 3 shows my brand new kitchen cabinets before and photo 4 shows the work presently being done to the bathroom.

The seller has no protections while the realtors and brokers are released from claims at the close of a transaction. In this competitive market, where buyers forego inspections, the burden on sellers is onerous. This organization was tasked with mediating a seller nondisclosure, but doubts about their impartiality emerged. Repeatedly, the mediator appeared to lean towards the buyers, eroding confidence in their professed neutrality. The entire mediation process gave the impression of a charade, with a conspicuous bias favoring the buyers evident from the beginning. It seems as though the mediation process is skewed in favor of unscrupulous buyers seeking post-sale price adjustments.
