    Terrible company that is buying up all vacant land to put overpriced and ugly homes on. Shady owners trying to push their agenda to local residents to enrich themselves!

    I used to live in the area and they have built GREAT houses. Pretty sure they serve Albrightsville, Jonas, Effort, Mount Pocono, etc. Other than that they work really well on the houses and deserve more attention.

    Update: We closed on the construction loan in early July 2021 and it took Great Pocono Homes until mid December 2021 to get the foundation completed. GPH then told us not to worry, that all lumber, beams, windows and siding had been ordered and we expected the home to be completed within the 9 months specified in our contract. Delay after delay, with no explanations or apologies, this project was finally completed in July 2023 and the delays cost us about an extra $10k. Two years to completion seems to be about on par with what I have seen from this builder in my community. Other builders are routinely done in 9 months. Previous post: Do not recommend this builder. Great salesman, but thats about it so far. Communication is poor. Started process of building our home in July. November is almost over and the trees have not even been cleared off our lot. I will keep posting updates but wanted anyone thinking about using this company to be warned. Do your research and if someone tells you that Mike is a great salesman and has too many homes waiting to be built and not to go with Great Pocono Homes, listen to them. Thats what my husband and I should have done!

Well, this may very well be spam because not only have we never met anyone by this name, but county tax records show no ownership of anything in his name. If and when we find out if this is a real person, we'll post his name, address, phone number, email address, social media accounts and that of his family so anyone that wants to address his blind, negative reviews, can do so directly with him and his family. In the meantime, Google, the State Police and the U.S. Postal Service are investigating, as he has been sending anonymous threats by mail.Also in the meantime, we'll give any new customer $500 off a new house if they mention this silly review. The last person that pulled a stunt like this, got us 24 new builds, at last count. So, thanks "Franky"

Firstly, we just started building this home 2 weeks ago and their foundation is in. Not that the building process is a fast one, what this person is complaining about is the permitting process, which is their local government’s approval process. We, just like every other builder, have no control over how long approvals take.The municipal authorities that approve permits are only there part-time ( 3 hours/day, 2 days/week) and they acknowledge that they have been overwhelmed for the better part of 2021. They are suffering from the same labor shortages as everyone else. We’re sure you’re experiencing it in your life too.As far as communication goes, we’ve built upwards of one thousand homes and all of our customers, including this one, are given our personal cell phone numbers and e-mail addresses and have access to us night and day. Most of our customers even know where we live, so to imply we are inaccessible or uncommunicative is as disingenuous as it is silly.We too encourage everyone to do their research on selecting a builder. In fact, we have an article on our website titled “How to Choose a Pocono Builder”, which gives insight into how to select the Pocono builder that’s right for you. Not every home builder is for every customer and not every customer is for every home builder. And this may indeed be a simple mismatch.Builders are as selective as customers in who they are willing to work with. We do a pretty good job weeding out customers who we think don’t understand the process, have unrealistic expectations, have a tendency to micro-manage, or we feel are just going to be a problem throughout the building process. We want this to be as pleasant experience as possible, not just for customers, but for all involved, including our employees, contractors and subcontractors. And for the most part, we do exceedingly well.Contrary to this person’s anonymous claims, we have no homes “waiting to be built”. All homes are in the process of being built. As the only builder around that does not have an escalation clause in our contract, meaning we can’t raise the price to you if our costs go up, we have no interest or benefit of delaying any part of the construction process.Not wanting any dissatisfied customers, for any reason, and in light of this customer’s dissatisfaction with the process, we’ve offered this customer the opportunity to get out of their contract with us - an opportunity they summarily rejected.If anyone wants to reach me to discuss this review, anything related to their complaints or the building process, you can call my cell phone directly at 732-674-6966. If you’d like to speak with this customer directly, I’d be happy to provide their contact information as well. They can better explain their position in detail and we welcome the opportunity for them to do so. With the ongoing supply-chain issues, labor shortages, and market pressures, the start to finish time is longer than it’s ever been, but you still get the home you want, the way you want it, and where you want it.
