Virginia Hills Manufactured Home Community

This place is awful. For one they will harass you like its an HOA. Beware dont leave a stroller or bike out or you will be harassed with rule reminder letters. EVEN IF YOU USE IT EVERYDAY. Not to mention even when you do put it away and they somehow took a picture they still post it. Even when you already have it gone! Its pathetic. Its some how legal harassment. They never answer phones. Oh and that pool that looks so nice dont be fooled it is hardly EVER open all summer and usually never on weekends. This used to be affordable living for low income but now they raise rent every year with no end and want it to look so pristine like no one lives here. Stay away or you will regret it. I sure do.

BEWARE!!!! I tried to purchase a trailer in cash, put in an application, was told I'd get a letter in the mail, waited almost two weeks, and never got the letter. I called the rental office and corporate several times and got no response, and nobody could give me a concrete answer as to the status of my application or why it would have been declined. Then I was told to send a letter in the mail, yes snail mail!!!!! I have no criminal background, I make $75,000 per year, been employed at my job over 6 years and have never been evicted, but apparently they don't think I'm worthy of paying $400/month lot rent. Unbelievable!!!!

This place is a mess. Everything about it is bad. If I could give no stores I would. You cant contact a single person. They dont do anything about snow but charge you a boatload of money to stay in their park. Corporate doesnt do a gosh darn thing about anything. So if you want to we live somewhere nice dont live here. Or at any of their properties. Thats RPH properties.

This place is horrible after being bought by RHP properties, a Michigan based company. RHP has all the worst attributes a large company has as well: poor to no communication, incorrect invoices, fraudulent invoices, harassing tactics, etc. In the first few months of their acquisition of Virgina Hills West they tried to add a $350-$400 water bill charge to every tenants bill. Water is included in the lot rent and to exceed the allotted amount to incur a charge like that youd need to fill an in ground swimming pool. I suspect that RHP got stuck with some sort of unforeseen water bill when transferring ownership of Virginia Hills and thought theyd try to have the tenants pay it off without them knowing. I can personally verify at least six tenants who share this experience with the water bill fiasco. The best part about it was that on the invoice they include the water meters before and after reading. When I checked it against my water meter the numbers didnt make sense at all because somehow I was already almost 10,000 gallons behind their initial reading which is impossible unless somehow my pipes sucked 10k of water back where it comes from and the meter subtracted it all. Obviously thats a joke and could never happen and it shows they didnt even read the meter or did and then lied about it. The community at Virginia Hills is great but everything to do with the property owners is a horrible nightmare.
