i rented an apartment that is managed by Trilliant in Salem for a little over a year, and when i say that this is the most negligent property management, i mean it. there were several fires in the apartments, they did as little repairs as possible, just enough to get by. they seem to show favoritism with some residents over others. they told us when we moved out that the carpets were due to be replaced and yet charged us with a carpet cleaning, even though the carpet was still removed. they are terrible with responding to people and incredibly condescending. read ALL the reviews and Trilliants responses, then ask yourself if you want to be managed and represented by these people. adding this because i cannot seem to reply to Trilliants response: if you cannot find me as a previous tenant , you must have a very disorganized business. i was on the lease of an apartment for almost 2 years.

Me and my husband rented from them for 2 years and recently moved out. There is nothing that makes this property management anything special. They will charge you for everything they possibly can when you move out, which I will admit is MOST management companies. Some surprising charges I wasn't expecting to get tho was that they charged us for installing smoke alarms. Thats right not replacing, they charged us because they decided to ADD smoke alarms. The whole time we lived there was only 1 in the home, we did not remove any, but when we moved out they charged us to add 2 to the bedrooms? They charged us for cleaning even though the house was clean when we left it, but thats like any other company. My suggestion is if you rent from them when you move out just do the most basic cleaning, sweep, mop etc but they are going to charge you nearly $500 for mopping anyways so don't try to hard. I cleaned the walls, baseboards, swept and mopped all the rooms before we moved out and was still charged. There was also charges for things broken when we moved in, like a window screen but again most companies do that. I also had a horrible time contacting people when trying to schedule move out, you can't call, it says the office is closed even during business hours so I emailed. I emailed asking if I needed to be present for a move out inspection, they responded fairly promptly and said yes and asked when I was available. I responded with times I was available leading up to our move out date, then complete silence back. Sent another email 6 days later, No response. Decided to just finish cleaning the property and drop of my keys, when I go in I ask about the emails and they say they don't do tenet walk through. I say that's fine, give them the keys then leave. My husband then gets a text message asking WHEN WE WOULD LIKE TO DO A TENET WALK THROUGH. He directs them to contact me and I tell them I was told they won't do that and I've moved completely out at this point. They then give me instructions to drop of they keys, which I had done earlier, which I had directly talked to 2 staff members about. So make sure when you return your keys, you give them notice of some sort because obviously they need some organization and staff communication. Now as for when we lived there, they didn't really give us any issues other than them trying to give us a violation for our grass being to long when it was mowed the night before we were given the violation. I will try to clarify, we mowed our lawn Sunday night and got a violation Monday afternoon saying it was to long, it was also maybe 3 inches long before we mowed and our lease said it shouldn't exceed 6 inches. Our neighbor also had her dishwasher over flow and couldn't get in contact with any sort of staff to assist the issue. They are like any other sleezy rental company. Not the worst I've seen but definitely not the best. Edit: I added pictures of the property when I left, they charged $487.50 alone for move out cleaning. You can judge if you think these pictures look like this house needed $400 worth of cleaning. Another edit since they decided to leave a response. I'm not sure what the "poor condition" is referring to because our unit was left as we got it, not in any worse condition ln. Also I'd love to see "proof" of missing smoke alarms. There was one in the home when we moved in there was one when we left. We did not remove any. As for pet urine smell. We never had our pet have any accidents in the home. We had a litter box that was kept on the laminate flooring which was cleaned regularly and twice mopped before leaving the unit. Since pictures cannot prove a smell or not I'm sure they just saw we had a pet on our lease and decided to tack that on because there is no way to dispute it.
