    Awful company. Likely friends that have rated them higher. They do not respond. They have no compassion, heat wave going through alabama, 100+ temps and refuse to get you a new AC, and tell you, you need to wait for a part to be delivered. Its 85 degree in my apartment for three days now, no relief, no accommodation, no compensation.

    KRISTIN CAMILLERI AND HAYDEN PROPERTIES DOES NOT HAVE COMPASSION FOR THIER TENANTS We moved into Sadler House, San Marcos Tx, in August 2021 to a carpet with black stains. The solution, replace the carpet in a lengthy process that kept us on an air mattress. The carpet replacement got delayed due to the company having an emergency. Sadler and Hayden Properties' response was that this was not their problem and that they will not give any credit or compensation. After being with the complex for a year our sprinkler pipe burst on the 23rd of December. Due to me and my partner being out of town the damages were significant and made the unit unlivable. We did our part in preventing the pipe burst by having the faucets on drip, cabinets open, and sink on drip. Management response in not having the pipes drained was to mitigate the risk of any fire damages although the sprinklers would have not worked properly due to a freeze. Management was dodgy and claimed to have repairs completed before the new year. They continue to minimize the issue stating that this has happened to other units. However, its now January 11th with repairs expected to be done either on the 12th or 13th. Our first idea was to get a new unit but Sadler originally did not offer this until we made multiple calls and emails. They agreed to the switch but wanted us to pay a prorated amount (over a grand) for the new unit, after us just paying rent for the month of December with no credited amount. We declined the offer and suggested a prorated amount or some type of compensation for the month of January. Sadler and Hayden declined this suggestion stating that they have done their part in a timely manner and since this is an act of God they will make us pay the full amount of rent. Hayden Properties manager Kristin Camilleri has been dismissive and appreciates our position but will not give us any type of credit or apology as this issue has impacted the whole community and not just us. The complex has also seen a number of thefts, car break ins, and most recently a mailbox break in during Christmas. The response was to report any break ins or packages and lock our vehicles. To summarize, do not lease with any complex owned by Hayden properties as they are not willing to take any blame and will not apologize or compensate you for the time lost as your problem has happened to other tenants.

    We stayed at property owned by Hayden Properties in Austin, TX. Consider other apartments in the area. Mold was everywhere in our unit when we moved in (all over the walls, see just one example below in pic). We were told that our area of the building has a mold problem caused by the way the building was built (framing not dry when they closed it in). If thats true the mold will not be going away. The pool, grills and hallways were never cleaned, even after requested cleaning. The elevator was inoperable from early October to mid January. I understand it was delayed due to supply issues but once it was working, we were told we couldnt use it to move our furniture out, on the day we were moving. You leave your trash in the hallways for pick up but that generally means multiple bags of trash are constantly left in the hall. We had ants in our apartment, likely due to the trash in the halls. The package room is a mess and you can never find your package. Due to the disorganization of the package room we sometimes missed packages for days or weeks. The outside door would always jam making it difficult to enter or leave. You could also bypass using a key fob by just reaching through the gate to open the door (poor security). Generally, management companies charge you when you've left units "beyond reasonable wear & tear." Hayden Properties doesn't make this abundantly clear, so once you vacate you get charged. You are expected to pay an outside vendor to clean and then show proof rather than clean it yourself. We were charged for carpet shampoo & cleaning ($140 charge) when we lived there for 5 mos and never wore shoes in the apartment. Look elsewhere, there are lots of other apartments in the area that wont sneak in charges, has better security and is more organized.
