I am writing this review after a year-long lease at The Valley river court apartments and I can confidently say its not worth it!! My stay here began with a frustrating misunderstanding. I was directed to park in space 24, but there were two spaces right next to each other labeled as such. Naturally, I chose one, only to find my car towed the next morning (charging me $450 to get out). The management's lack of clarity in parking instructions set the tone for the rest of my lease. The problems continued after the washer, garbage disposal, and bathroom fan malfunctioned repeatedly. Despite my numerous calls/requests, the maintenance team never truly resolved the issues. After numerous failed attempts, I eventually gave up on them, resigning myself to living with these inconveniences. The final blow came as I was fully moved out & dropping off the keys to leave this apartment behind. Despite fulfilling my 12-month lease, I was blindsided by a charge for an additional month's rent along with a late day penalty of $145. The reason? You have to give a months notice of your move out date even after completing your full 1 year lease. In my defense, not only was this clause buried in the fine print of the lease agreement (which is my oversight), but the management also never sent any reminder or notification about the impending end of my lease. This feels more like a setup for snagging extra money rather than a sincere effort to maintain a good landlord-tenant relationship. Overall, my stay at Vally River Court was an exercise in patience and frustration. The lack of clear communication, unreliable maintenance, and sneaky charges at the end of my lease make it impossible for me to recommend this place to anyone. Future renters, you have been warned.

Relatively high price for apartments in the area, BUT the office staff are super communicative and helpful and the maintenance guys are great. Great location for river trails and biking and the clubhouse and gym are always clean. Shout-out to Camille for being amazing.

Lets just say ratchet AF, especially for the price, and the priceway to high. It doesnt even have A/C. Keep looking

My husband and I lived here over the last year a half and we are so glad to be gone! The apartment itself is average and just fine to live in, but when you need to get a hold of the staff, it's next to impossible. They are rarely in the office, they're out for lunch for 3 hours, they get there late and leave early, and continually post signs that will be "back after giving a tour." I would understand if this was an occasional problem, but this has been our experience the entire time we lived there. There are two payment options, online payment, which has a convenience fee, or cashiers check / money order. For reason of the convenience fee, I always got a cashier's check, and they have a dropbox for these, but they have written out in the lease that they're not responsible for loss if stolen from the dropbox. Given that rent is so expensive, I am unwilling to risk that since they specifically do not claim responsibility for loss. Therefore I have always insisted on handing it to them directly, and getting a receipt or signature of some kind. It was always a battle each month to do this since they're rarely there. But I like to pay rent super early so it usually gave me enough attempts to catch them before the first of each month. Then they started telling us that we had 24 hours from the time we got the cashier's check to give it to them, in order for them to accept it. Which again, they're rarely in the office. I could go down and try to catch the staff three times in a day before I caught them, or still not catch them at all. This was a constant battle. They made me go back and get a new cashier's check one time because I couldn't catch them in the office in time to make their new deadline!! Well we finished moving out on July 17th of this year. Today I went to get a cashier's check to pay the utilities, and I drove all the way back to my old place to deliver it. I wasn't surprised that the sign on the door said, "back from lunch at 2:15". Very typical. The lady was inside the office with the light off, at the computer. I hesitated on my phone for a minute to see if she was going to open the door, and she got up and moved around, and then sat back down. However, since it was only utilities, I put it in an envelope and put it in the drop box, again going very slow to give her a chance to open the door and talk to me. I'm three minutes down the road when I get a call from her, "Hi you were just here and unfortunately because you no longer live here, I cannot accept a money order, it has to be done online." And I said, "Well there's a convenience fee online so I'm not willing to pay that, what are my options." And she said only online, and that I was welcome to come pick up my cashier's check. I was well into Beltline traffic by this time and I said, "Well I need to pick it up to get my money back, I'll pick it up sometime and I guess I'll just have to hope you guys are in the office!" She could offer nothing else. Small things they may seem, but they add up to a very unpleasant experience of overall absence So if you want a reliable staff, don't move to Valley River Court.
