This place thinks it is acceptable to make you live with the smell of dead rats from underneath your apartment for over a month. during this time they kept on saying they would do something but never did (other than try and seal off some cabinets to 'prevent' the smell from coming in). it smelled so bad it even smelled outside my apartment. the sewage smell from the neighboring sewage plant drifts over so you cant keep your windows open... might smell fine when you got to sleep but not in the middle of the night. also, you gotta love waking up to the smell of your neighbors cigarettes. people dont pick up after their dogs... stepped in dog waste multiple times when taking the trash out. multiple times when repairs were needed, they'd give you a window of 2-3 hours and often showed up 2-3 hours after that window... so if you have a pet and don't want to risk them getting out when you aren't home, maintenance is an annoyance. on top of that, they often had to come back to re-fix the issue - things were not fixed the first time. the refrigerator in my unit never worked properly. it would constantly go through defrost cycles, and it would just drip the water right into the fridge onto the top shelf. constantly going through defrost cycles meant that the food was not safe as it was constantly going above 41 degrees. after a few attempts to have them fix this i gave up and just used a mini fridge. being near the bike path means there are bums often wandering through, going through the trash and making a mess. as a result there often seems to be broken glass around the dumpsters. on top of that, they recently put a homeless shelter NEXT to the complex... the laundry units are extremely dirty. kids pour unnecessary amounts of detergent in the machines and you see the soap everywhere. people use the trash can in there for their dog poop making that room smell awful. people tend to leave their clothes in the machines for extended periods of time after the cycles are done meaning the two machines are often backed up with people waiting to use them. they were also frequently out of service. want to come home between 3-6pm? traffic is awful getting back home both on river road and the beltline. with its close proximity to the beltline and river road, you hear a lot of trucks.

Update: 12/23 We got an eviction notice on our door dated 2 days ago. We've been paying every month late every since they redacted the originally signed lease and made us sign an entirely new lease and charged us market value rent for September. Since September, we've tried catching up and every month paid them on the 20th. It feels like a big "let me ruin your holidays by threatening homelessness ". Bottom line is they accepted our rent and we are still being summoned to court. I confronted the shady ways of the property management in September after the original lease was broken on thier part, and I was told they would no longer speak to me that I have to speak to thier lawyer. We still have walls covering heaters and plumbing problems. We've tried to pay on time but it's so hard since they tack on extra money every month. Update 6/3/23: there is a new property manager now. She's amazing. A whole row of apartments are being completely remodeled. The notes on the door are fairly nice now. We aren't allowed a charcoal grill anymore, but that no big deal. There are always more people coming from outside the complex and dumping thier trash. She can't do much about that. The back pool is still an eye sore. We are getting new barkmulch in the flower beds so that's going to look nice. Yep the new manager is professional, repairs are being done. The area is quieter now. I really like it here now. Update 11/16/22: The heating situation has been taken care of since the original review. Someone comes and dumpster dives here most nights. The nights before last a person dragged multiple items from the dumpster and left the items next to my apartment. About a month ago someone came and took a sliding glass door a couple apartments next to mine. People have pee'd in the dryers in the laundry room. Lately, there has been alot of traffic going through the yard and people stealing things off porches. The Corliss Lane side of the apartments tend to be in worse condition than the pictures in the photos. They advertise that there are 2 pools in the property. The 2nd pool around the back of the complex was supposed to be filled in years ago. It's basically just an eyesore. The manager wrote me up for stains in the carpet while doing a check for plumbing issues? I had addressed these issues in December 2020 and it's still not fixed. They write me up every week for something ridiculous. I pointed the carpet out to her myself and explained that I intended to shampoo it the next day. Still, it was just a small area where dirt was tracked in by it being winter and us living in Oregon. She literally wrote really bad stains in the carpet. I've shampooed the carpet a bazillion times since I've lived here. The carpet is probably at least 10 years old. I paid a 900 dollar deposit and still shampooed the day I moved in. The water in the shampooer was black. The whole place was grimey. Now I point out a stain myself and get a violation for it? That's not right. The carpet was garbage when I moved in. I think normal wear and tear is not something they can keep writing me up for. She was there to fix the plumbing problem? Why's it not fixed then? They have known since December 2020 that my apartment does not have adequate heating and still haven't fixed it. I received rental assistance and they misappropriated the funds. There is one dumpster for over 50 apartments. They do not fix things right. They also have raised the rent 400 dollars since I moved here. They've written me up for having an air conditioner, they charge me for pets not in the home. They wrote me up for hanging laundry out to dry. They've written me up for listening to music. They've given my parking spot to another tenant. When I email them they do not answer. When I call them they hang up on me.
