image Spacious 2BR & 3BR apartments. Lots of storage space. Fireplaces, decks or patios in all units. Trimet 88 bus stops right by apartments. Easy walk to Fir Grove grade school. Stores and restaurants short walk away. Washington Square 15 minutes (depends on traffic) away. Fred Meyer and other stores within 15 minutes drive. Great place to live.

image Moved into this complex at the beginning of 10/2017 and so far we love it. The unit was very clean and nice and a lovely unit. Very home feeling. Quite neighborhood, you almost never hear anyone outside. Management is very friendly and professional. They have been extremely helpful and have been willing to work with us since we moved from a different town. Overall I would highly recommend this complex especially if you are looking for a quite family setting.

image Edit: Since I've made this review, management has been bending over backwards for us and providing us the help we've needed. I haven't been forced to take out my AC yet, which is honestly the biggest reason why I'm bringing this review back to 5 stars.
And yes, we had to wait a long time to get the deck repaired. It was in shoddy shape ever since we moved in, and deteriorated more each year. We had complained about it several times, and it was nearing to the point where it felt like a sponge underneath your footstep, but I digress. It was repaired maybe about a year ago, and it's been holding up a lot better now.
Another big reason I want to give higher stars for my review, is for the handyman who works here. He is amazing. Give him a raise if you can. He's nice and has helped us out countless times.
Since I've made this review, Guardian has also gone out of the way to give us a new dryer, so that was surprisingly nice. So good job on that, and also for the follow-through. I honestly never checked this post, because I never expected anyone to notice it. So thanks.

Recently the Guardian Management has changed their lease info to disallowing renters to installing/using a window AC unit in their apartment. Two years ago I had bought this AC unit for nearly 300 dollars, and now I'm forced to dump this off on craigslist and waste my money on a portable AC unit. They claim to be doing this for "safety reasons" but the manager himself has said that no one has ever been injured by an AC unit in his 13 years of service. Why are they making renters' lives miserable for such a non-existent reason? Oregon has been having record high heat waves, which had initially forced me into buying the unit when it was allowed before.
Aside from that, there seems to be an infestation problem with ants and rodents that isn't being addressed. We have a squirrel who has burrowed into our storage closet and made a home in our attic. Our apartment is absolutely invaded by ants, and we've had to toss out so much food as result. Our front deck was also literally falling apart due to heavy rotting, and it had taken MONTHS for them to replace it (bless the repair guy, who is trying his best for what he is given). The only reason they replaced it was because the water damage was beginning to effect the neighbor's down below. Nevermind it being a potential hazard for us to literally fall through the deck and potentially break an ankle???
Oh! And the electrical wiring is pretty awful too. The power trips out on half of my room quite often, which at times can potentially lead to broken or damaged electronics, so we have to be careful not to plug anything into the bathroom outlet while my expensive electronics are on in the other part of my room.
If you can find a better apartment complex, go elsewhere. Guardian is losing their edge and imposing awful rules as well as serious rate hikes every year. Look into renting homes or town homes - maybe you'll have a better bet there.

Dear Valued Resident:We appreciate your feedback and want to address your issues as quickly as possible. I have been in contact with the Community Manager and have asked him to reach out to you about some of your concerns. We reviewed the unit maintenance file and did see that on 6/30/2016 when you renewed your lease, you did report some ant activity. The manager reported that he did schedule to have an exterminator come and address the issue in your apartment as well as outside treatment. Please let me know if this has not occurred. Also, please provide details on the rodent infestation. This is the first I have heard of an issue and it needs addressed immediately. We were unable to locate a work order submitted concerning the electrical problems as well. Please do not hesitate to let management know of these occurrences when they are happening so they can be addressed also.The A/C ruling is something that is understandably frustrating. While safety was not the only reason that this decision was made, I completely respect your frustrations. There comes a time when management must make hard decisions that do not always effect everyone involved in a positive manner. These decisions do not come lightly. Window A/C’s at apartment communities have caused thousands of dollars in damages to window frames, siding, window sills and windows. They many times are installed improperly which leads to damage. On occasion the BTU’s are not supported by the electrical outlets in the apartment homes, causing electrical problems, shorts and purges. The installation is a huge factor and many times residents do not want to pay for professional installation, causing them to install them themselves incorrectly causing safety concerns and damages to the exterior and interior as mentioned before. Our maintenance technicians, unfortunately cannot continue to take on the liability of installing the units for each resident due to time and cost. I realize that some of these items may not relate to you however I want to try and provide some insight to our decision.The deck issue should have been addressed prior to becoming the hazard you speak of. Can you please let me know the date your reported the issue to management? I was unable to locate any documentation in the maintenance folder. I was able to locate a preventative maintenance inspection report dated 9/10/15, and the decking was listed as “ok”. However, in Oregon, with the rain, that can change drastically in a matter of months.As far as increases in rental rates, this also has been a frustrating market for the consumer. We are more than happy to provide some data on surrounding apartments that we use as comparison in staying competitive for the area. With that being said, I am also a strong believer in providing quality housing for the renter and making sure updates and upgrades are seen for the rise in rental rates.Please do not hesitate to reach out to me personally at [email protected].
