I attempted to contact Ronda Houser to make a cash offer at asking price on a property she had recently listed in Corvallis. After multiple attempts to contact her by phone, I received no response. I then tried to contact her office to see if anyone else was available to assist me. I was told by the receptionist that Ronda was actually in the office, but when my call was transferred, she did not answer the phone. The following day I physically went down to her office to attempt to contact her or another qualified broker to help write up my offer. Ronda was present, but told me she did not have time to speak with me and referred me to an associate at Cadwell Realty Group, Patrick Cuomo. Patrick knew nothing about the property and was not willing to help me draft an offer letter. He told me he would speak with Ronda and get back to me that afternoon. He never called, nor responded to multiple voicemails or emails. Finally, I hired a broker from Town & Country who spent most of a day trying to get a hold of Ronda so we could arrange a showing and start working on an offer letter. I did eventually purchase the property, but ended up paying a bit more to cover my broker's commission because Ronda had taken on this and a number of other properties from an estate and agreed to sell them with a 4% commission. The local standard commision is 6% split between buying and selling brokers and I therefore agreed to cover my brokers additional 1% so that they would be getting fair compensation. Especially considering all of the extra time and effort they put into getting Ronda to communicate and respond to simple requests in a timely manner. Anyway, long story short, it was an absolutely terrible experience dealing with Ronda Houser. Especially considering that in the first place I was willing to make a cash offer at asking price without retaining a buyers agent, offering her the full 4-6% commission, but she wouldn't even make time to speak with me on the phone. If she is the seller's agent on a property you want, I would highly recommend getting an aggressive buyers agent ASAP, and planning on some setbacks and poor communication.
