Their process of educating the clients, the recourses they provide, their organized sales process, and the professionalism of their team is unmatched. They typically charge a minimum of $200 per square foot, so for a 1,600 square foot home with land preparation, expect to pay between $360,000 to $390,000. Once Turner & Son Homes contacts your bank and learns your budget, they may pressure you to sign a $4,000 contract even if your desired home falls outside your budget. This tactic is similar to how car dealerships operate, where they entice you with financing and then inflate the final price. Unlike car dealerships where you can walk away without cost, Turner & Son Homes won't disclose their final price until you've invested money through their contract. This can be misleading and frustrating. Consider requesting a written or emailed confirmation of their base price per square foot before proceeding. The Builder is always looking and listening to the client. Which makes it a great process. Hi Josh, I appreciate the candid review. As you know, the reason we ask for the deposit is that's the only way to give you a complete cost estimate for the exact home you want to build, with the exact set of features, and the exact budgets for the land prep needed (well, septic, and site work). We actually spend more than the deposit to draft the design, create the specifications, and do all the cost estimating. Without all that detailed, labor-intensive work, we would be shooting from the hip. Of course, a builder can pretty easily give you a lowball estimate to get you committed, so you don't find out how far over budget you are until you've passed the point of no return, but we don't think that's fair. So, yes, we honor the investment our clients make by doing the work to provide the real numbers up front, then work with those same clients until we get to the combination of home design, features, and budget that meets their needs. I am sorry we weren't able to meet your needs. We don't actually "charge a minimum of $200 per square foot", we do an actual material and labor takeoff, apply the cost per unit for everything used in the specific floor plan as designed, and come up with the cost based on a specific house plan with your specified features. And, yes, as you discovered, when you add in lots of site-specific costs (extensive site work, water well, and septic), and lots of non-square footage related features that add dollars to the cost, then spread those costs over a small number of square feet, then that dollar per square foot number goes up. Unfortunately the square footage of heated and cooled space is unrelated to much of the cost, so it is a comparison tool that has very limited use. Hopefully, though, you can use the detailed specifications we produced to find the right builder for you.We wish you all the best, Josh.
