Ah the yearly rent increase, guess that means another yearly review. Honestly not much has changed except for the road conditions. You'd think that the roads would actually get fixed with the amount of complaints and times they up the rent. But they haven't. In fact they've gotten worse enough to the point where the snowstorms actually made the roads driveable funnily enough. Speaking of snow.... TERRIBLE upkeep on snow and ice on the roads. This goes back to my last review - if your street can't be seen from either entrance, good luck. I only keep the two star rating because of the location. And the fact I dont have to buy a swimming pool in the summer. The crater in front of my driveeay works nicely.

UPDATE via owner response: No, you don't. My road's pothole have been there for years. You also just raised lot rent again. This time 19 dollars. You raise lot rent every year AND raise the amount of the increase every year. Yet, you do nothing to better nor maintain this park. Do a 'Birchwood Manor' search in Portage County groups on FB. You don't have a good reputation and many are starting to speak up about your lack of care for us and your park. Or how about you talk to your actual residents for feedback and listen instead of getting rude, snippy, and laughing at our complaints (yes, I am talking actual higher management in another state, not Shelley). Stop coming on here and blatantly lying. You're not even in the same state to know how bad it is here. Every time they reply saying the roads are fine and they fix them. These are just in one small strip of road. You should see the rest of the park. Instead of hiring someone to fix areas properly, they just send their maintenance guy to poorly patch the deepest of holes which are then chipped away within weeks and worse than before.

Birchwood Manor is a beautiful Park like setting. Very tall trees with lots of shade. Trees could use a trim I do worry in the winter when it's windy. I have lived here for 16 months and have had two increases in my rent for a total of $28 increase. This seems rather excessive to me. The roads are in absolute mess this is true especially the main roads coming in the back road. Maintenance does try to keep up by patching the holes but this is a perpetual problem. Snow plowing, I am sure is part of the problem. Been unavoidable when you live in Ohio. Maintenance was very quick to help me when I locked myself out when I first moved in and I am grateful for that. Shelly is very tolerant and kind and patient with my grumblings. My main concern is the creek behind our homes and literally packed a bag yesterday because I thought it was going to have to evacuate because the water level had spread so far. Up to about 2 ft from my trailer. But I believe this is a city issue not the parks fault. I enjoy living here and my neighbors are very nice and kind.

Every time I go here the potholes get worse and worse! They claim they are fixing them but when??? They keep increasing the lot rent when they have swimming poles for roads!!
