    ***CONTRACTORS READ*** My name is Chris , and I worked with this property management company for over a year. They had me renovating a nightmare project. I had replaced the entire subfloor with ground and pressure treated plywood after I had replaced a large number of joists. As well as concrete footers to help the easing of the homes settling. As well as waterproofed the exterior of the homes block wall with a concrete footer around the entire home and added a block foundation in the back where the house had a 4x4 holding up their mud room. When I began placing the new subfloor down, a new contractor or possibly the owners came in while I was not there. The next day I went in they called me and requested I leave the premises immediately. Demanding the money they paid me because I used "Moldy wood" which they thought was a white film on the surface. I explained the situation to their maintenance manager. But they ignored my calls and continued to attempt to reclaim near 44k$. It was proven that the "Mold" was a salt curing technique on ground treated wood. With that in mind they also proceeded to attempt to sue me for it. They explained now they have to remove everything I had done and replace it due to this "Mold." They had lost all of the claims they had made, and now a few years later I'd like to just warn other contractors from taking on any type of work from them. I had continuously told the owner of the property that this home wasn't worth fixing with that much money. The foundation was sinking very badly. The home was in no way repairable. The money they'd have to put in was going to outweigh any profits they'd ever make. They kept on saying its fine lets just get it done. Ultimately I believe these people tried to get me to do a ton of work to recoup costs of the owners original investment. Scam artist comes to mind. Please be careful with this company, if it seems fishy or you get a bad feeling just refuse the job don't get sucked in to the scam. I still work for the other 2 companies I started with since 2019, and have never had this issue with either one.

    $1400 for a house in the south end of Toledo is absolutely insane. Company is not locally owned and preys on Section 8 tenants whose vouchers support these huge rent demands. The average family cannot affod that much in RENT per month. $1400/mo is equal to a $250,000 home's mortgage!!! Avoid this company, save some money and buy yourself a house! Stop lining these wolves' pockets.

    Horrible horrible company the are crooks I paid a 45$ app fee and never seen a single property I got a run around with the staff and everything is only they have a virtual tour and the only way to walk through a home is to pay deposit and sign lease which is so unprofessional DO NOT WASTE YOUR TIME OR MONEY

We continue to work with reputable contractors who do quality work and stand by our Done Right Promise. We had one of these contractors come in on that project 3 years ago when the work was moving too slowly and was not to our standards. They made the proper repairs to the foundation and windows that had not been done. They then removed the improper subfloor material that was damaged from the moisture in the property and completed the rehab project. There was cost for rework. We also had paid you for additional materials that were either not delivered to the property or were removed from the property when you were dismissed. We're glad you found your niche and wish you well.

Shayna, I believe you have the wrong property management company. We do not have a property listed on the south end for $1,400. We also are a locally owned company. Real Property Management is a national franchise however offices are owned by individual franchisees and are operated locally. Rents are set by doing a thorough analysis of market rents in the immediate area for quality houses with similar amenities. We do take applications from Section 8 tenants for all of the properties we manage however they must meet the same qualifications as any other applicant.

Miranda, I'm sorry there was a misunderstanding with our leasing process. We have had a very positive response to the video tours we offer on our website. It offers people a chance to view the properties conveniently from anywhere without having to take time off work and drive all over town to decide which property to apply to. As detailed in our application process, once the video is watched, the application is turned in with the fee, which covers our cost for a background check, and the applications are processed in the order in which they are received. Applications can only be processed if all the information is provided and complete. Once the application is approved, we schedule a tour of the property and go over property specifics with the applicant before money is collected and a lease is signed. If a property is rented before your application is reviewed, we offer to move your application to another of our available properties, if interested. I am sorry that you feel you wasted your time.
