While the apartments are lovely on the inside, living here can feel like a college dorm sometimes. You are paying for the location and the modern appliances and that is it. The sound is unbelievably out of control, you can hear any and everything here such as: - Every foot step above you & any other sound they make - Talking and foot steps in the hallways (sound amplified) even if you aren't near the front door. - Hearing people talk or dogs barking on their balconies (close and far) in your own unit with doors / windows closed. - The door slamming from all neighbors. (Investing in soft close doors would be a blessing) These are just a few examples, but you can truly hear everything here. On the topic of sound due to the amount of people moving in and out, prepare to deal with new people all the time with that comes repairs on old units such as pounding the floor boards between 7-9AM with no warning from management. Ideally, the best way to resolve this is for management to increase their commutation to residents so other arrangements can be made, even a quick email stating a nearby unit that is connected to yours is moving out and repairs will take place during (xyz). With that all being said, the mosaic maintenance team (not the 3rd parties) here is one of the best I have ever worked with seems that most issues get fixed either day of or the next and they are very friendly. The land and public areas are kept up with pretty nice. Management is fine but could use improvement when it comes to handling quality of life for their residents. *Everything stated above is from living on the 2nd floor - unsure if it's better or worse elsewhere*

Mosaic is expensive compared to other apartments in the area, but my time here was generally less of a headache than elsewhere, and there's plenty to like - although it's far from perfect. Residents are friendly, the premises are clean, there's an elevator, balconies are spacious, location is great, trash collection is a huge convenience (for a fee), apartments have granite countertops and new appliances, and the floorplans are nice and open. Parking was initially plentiful, but then they decided to nearly halve that by adding garages. Management competency varies wildly from helpful to borderline hostile, but this seems to be a requirement of working for a rental agency. There were several occasions when sending an email or submitting a maintenance request went completely unanswered, and really: how hard is it to reply to an email? The biggest problem at Mosaic is noise. As you're walking down the hotel/dorm-like hallways you'll hear *everything* going on inside each apartment, even down to the voice on the other end of a phone call. Inside your apartment you'll hear the footsteps of your upstairs neighbor clear as day, along with muffled voices, so if quiet/privacy is a top priority then I couldn't possibly recommend Mosaic - unless you can get a top-floor unit. On that note, you'll want to choose the location of your unit carefully because Basil regularly has afternoon/evening live music in the summer (if you enjoy hearing the same acoustic cover songs over and over again then you'll *love* this), and dump trucks typically collect from nearby dumpsters at around 4am (under no circumstance will you love this). The hot water tanks here are exceptionally puny, so you'll have to do that fun thing where you'll be showering for a while, notice the water getting cold, bump the handle up a bit like "Oh no you don't", and try to finish up before it goes completely cold. If you have a roommate/family you'll have to allow the water heater some recharge time between showers. Anyway, if you're in the market for a nice apartment that's kinda worth the price (based less on the actual rent amount and more on the fact that so many apartments are just horrible), Mosaic is an option to consider.

Have lived here for over 2 years now, the apartments are very close to shopping/dining and the movies. The units themselves are very nice, definitely the nicest in the Perrysburg area. Maintenance is always prompt most of my requests are handled the same day (within an hour of submitting the request) and whenever my dogs see them out and about they always stop to say hello! Have only had a few issues and all were addressed promptly and fixed which I appreciate. The location definitely justifies the price which I have always thought was fair for the location. The location in the prime of Levis Commons is one of the main reasons we havent just bought a house yet. Stacey, Justin and Holly in the office are always available and responsive to any questions/issues you may have and of course our dog Egg loves to come visit them as well. Overall these are definitely some of the nicest apartments you can find around, and in a great location.
