My experience was not positive. I found a condo and offered cash to the seller. The seller wanted her "realtor friend" who had helped her buy this condo to assist with the contract. I was led to belive she was helping for free or at minimum no charge to me since the buyer doesn't pay the realtor. I was surprised to learn my share was $6,000. Some how the "realtor friend" was not only representing the seller she was also representing me even though I had found the condo and made the offer. HOA documents that are to be given to the buyer within 5 days of signing, were not received until I followed up (15 days after signing). Residential property disclosure was not received until I requested it. There was no walk through scheduled in advance of closing. Agency disclosure form said you are not bound to pay agent by signing, but way down under the additional terms is where the 2% fee appeared. The agent recommended Bridge title for the closing. I was told I would receive the deed to the property within a few days - still has not been received after a month. I did not receive full paper from the title agency reflecting all signatures. I will also to follow up with recorders office to make sure it was filed. I do not recommend this agency or title company.
