    UPDATED REVIEW: SEE BELOW FOR RESPONSES I own the property next to a house managed by this company and they are trying to gouge renters by increasing the price to $2300 (up from $1900 last year and up from $1600 the year before) when a fair market value for that property is ~$1700 for this year based on other rental prices and property values around the area, property tax increases, and reported upgrades. Just in case they try to say they have made unreported upgrades, they have absolutely not done that. I live next door and work from home and can see that they have not made any major upgrades in the 2.5 years I've lived here. Their maintenance people fill the communal alley behind our house with garbage and do not even bother to request bulk pick ups or rent a dumpster for furniture and construction waste, just leaving everything to rot back there. The property in question has needed gutter repair/replacement and cleaning for several years and they have not done anything about it, which has directly caused water damage to my basement. They don't even mow the lawns over there (contributing to a increased pets in the neighborhood) or keep invasive and dangerous weeds from growing massive and coming over to my yard (I have had to cut what I could from an extremely large pokeberry plant that keeps growing over and through the 6ft fence between our yards lest my pets and children get poisoned). These are just a few of the many code violations they are committing. Do not rent from this company unless they address their price gouging and disgusting property management behaviors. Sorry, but if were over market rent, then we will find that out through the market no? And if were high, well lower it until its accurate. Either way, your opinion is irrelevant and not a reason to disparage our company.** Im not here to teach you how The Market works, but listing prices above market in hopes that you will get someone to purchase above market value is literally the definition of price gouging (Price gouging occurs when a seller increases the prices of goods, services, or commodities to a level much higher than is considered reasonable or fair.) There are so many absolutely free ways to determine the fair market value and pretending youre trying to find out the market value through trial and error is disingenuous and unethical. As for my opinion, I would argue that it is not irrelevant because you are artificially driving up rent in the neighborhood where I own my home and this practice causes high tenant turnover which leads to further disjointing of the community and the disenfranchisement of residents. **As for your other concerns, I guarantee you this property youre talking about has been improved dramatically from when we purchased it. Weve invested millions into our properties, and continue to do so every year. Both our properties listed on Gilbert now have had well over $100,000 put into each of them individually.** If youve put over 100,000 into improving the property, why are the gutters falling off and dumping water into my basement every time it rains? Why is all the wood on the front porch and fence around the front yard rotting and not being replaced, but simply covered with new paint? Why is there siding falling off because plants have grown underneath it and are pushing it off? I will be emailing you with the rest of this response, but I didn't want anyone seeing this review to miss these important parts.

    Pretty good Rental Company. Just maintenance issues like all the rest I presume. But alot of these so-called maintenance companies make the rental companies look bad.

    The people in the office are great but I highly recommend not renting with this company if you dont want your rent to be increased significantly every month. My first year during COVID they raised the rent by $55 per month. A year later they raised the rent by $125 per month for a total of $180 per month over 2 years which is absolutely ridiculous

Both our properties listed on Gilbert now have had well over $100,000 put into each of them individually.As for bulk pickup concerns - have you ever tried calling them? The city takes FOREVER when we call in for bulk pickup.Next time you feel like disparaging someone’s business, put yourself in their shoes for two minutes first. We have been at the forefront of improving the South Side for nearly a decade and do everything we can to stay on top of the issues mentioned. Sometimes things take more than a few minutes to resolve - materials have not only become more expensive, but more difficult to acquire in a reasonable amount of time; and with ~150 properties, we are constantly dealing with all types of issues and do our best every day to address all of them.I suggest you reach out to us directly next time you have an issue, instead of simply reaming us online via reviews without ever having talked to us directly. Maybe then you’ll have a more realistic idea of who we are, since you clearly don’t know us or how we operate.

I’m sorry Kaitlyn, unfortunately costs are going up rapidly because of inflation, and the county continues to raise our taxes by over 11% per year. We do our best to keep rents reasonable, but we also can’t control public policy or the market.
