Cornerstone Apartments

This review refers to Cornerstone Apartments located at 3147 Prospect Ave, a second building that the office is not located in. After a long run of changing building managers, rare rent increases, and few issues, it looks like as a landlord IMS Team is back on track to normalcy. Normal rent increases are returning with additional rent hikes for month-to-month tenants with options to sign annual leases. The current building manager for both properties is very understanding and helpful, and just a generally awesome person to communicate and resolve issues with. Maintenance for both properties is conducted by 1 person and IMS Team seems unable or unwilling to employ more people despite the need to upkeep the property exterior and keep up with repairs that come up. I was lucky enough that none of my issues were major problems. I caulked and painted my own walls and handled most non-emergency maintenance of the apartment myself faster than they could get to it. During their period of changing building managers a lot of requests for work got lost and a lot of things fell by the wayside. Laundry room needs constant attention because the washers and driers are always breaking. People will leave their trash in the hall or elevator despite building manager's attempts to dissuade them. The apartments themselves are in great condition and some of them have great layouts. Neighbors are friendly and quiet. There are occasionally arguments outside of the apartment building along the street but they are not by residents of the property. Police and fire respond promptly. Great walking distance from downtown and easy to get to public transit.

They never fixed anything that I asked for and I did not renew my lease and they still did not return my security deposit. *it took them two months or so to refund my deposit. I had to call their corporate office multiple times and complained to the BBB *

It's a very nice place to live and I have a family member who actually live in this place

It sucks my apartment is infested with mice so many things are broken and have been for awhile
