Great downtown location in a well kept hotel.

So... I'm just getting in bed for nite 2 of a 4 nite stay, and I'm pissed. I really want to like this place because it's modern...appearing. They have an awesome workout facility, one of the best I've seen in a hotel, and the rooms have modern indirect lighting, plenty of outlets & USB ports, as well as those cool headboard mounted reading lights. However, there are no dresser drawers, which seems to be a train I'm not on lately, plus there's no place to hang a hand towel. You have to grab the towel from across the room, water dripping from your hands all over the floor and toilet. But this is the second room I'm in because the AC didn't work. My thermostat doesn't have a heat/cool switch, only on/off and fan speed. Same as the first room. Last night, I got ZERO sleep as I couldn't get comfortable. I had the thermostat set at 55F, and not once did the compressor kick on that I could tell. In fact, it got hotter. Maintenence finally showed up around noon and tinkered with it, but when I returned after my sessions, it was even hotter. So I changed rooms. Same thing. Tried to give it a chance to cool down by having a beer with the group but came back to 75 degrees with a thermostat set at 55 degrees. The good news is I *think* this thermostat has to be set to cool mode somehow by the hotel staff. The bad news is I don't think staff realizes this as I had a guy in the room, and he said nothing. Only that "some air in the line" was the issue. Not sure what that means as I don't think ac vapor locks, but I'm not an HVAC tech. Ill be happy to update this if they figure out the AC, but I'm not holding my breath. So I guess we'll see if I can get comfortable enough to sleep (I should be able to out of sheer exhaustion now), but if not, I guess I'll move again. So much for settling in for the week. Rooms: Somewhat modern, but 2 for 2 on AC not working... Walkability: In the middle of everything down town.

Walkable distance to the entire downtown area. No breakfast, no pool, no daily housekeeping, no free parking. We requested a room cleaning at 9am and left. Got back at 1:30pm; nothing had been done. There is really not much going on downtown Fargo. So unless there is some sort of event, I don't see why anyone needs a downtown hotel that provides the minimum. It's easy to park free anywhere downtown, just get a better hotel elsewhere and drive over. True value of the room - $70, everything else you pay would be for the location. I would pay a hotel 5mi away that has breakfast, pool, free parking, daily housekeeping for $120 then this place that has nothing. Btw, we were planning to pay for our breakfast at the restaurant on the second floor. We even checked the menu before we booked the hotel. But when we arrived at the restaurant Sunday morning at 9am (yes, that's when they start "breakfast"), they said they only offer buffet for $40/person... Could someone please tell us that at check in so we could prepare for plan B?

Have stayed here 2x, great location and can walk to a lot of places from there, the hotel bar is really nice. Bummed they don't have a pool or hot tub. The service is hit or miss, nothing great, nothing terrible. Rooms are clean and updated.
