    As a tenant, they are unprofessional, slumlords. They don't fix things properly. I can provide documentation as well. Communicate is bare minimum. They fabricate prices and charges. Don't fix anything, we took care of our own landscaping, there is still damn near a sinkhole in the kitchen floor, washer and dryer connections need to be replaced as well as the base wall heaters throughout the house. There are socket plugs that also need to be replaced.

    *UPDATE:* I would like prospective tenants to focus on how their response completely lacks accountability for most of the highlights I emphasized in my review (lack of communication, backlogging utilities, sending workers to the home with NO communication (I have the text receipt's to prove it). Additionally, I was referring to the previous owner (Bob Schmitz) as being a positive experience, not the current owner. I had placed out furniture before with this past owner to have it picked up that same evening and never had a problem. They also lied on Google Reviews and said my roommate wasn't on the lease and she was. I, also, never received follow up from the owner as they claimed in their response. Take it from someone who was actually a tenant (not a landlord) the cons outweigh the pros. Look elsewhere. ------ As a former tenant, I wouldn't recommend renting from properties managed by HPM. I lived at a location for six years, paid my rent on time every month, and had the home professionally cleaned upon move-out. Halfway through my six year stay, the ownership transitioned and my home was managed by HPM and I noticed a difference. The communication with the tenants is lacking. I have documentation of them sending people to work on our property without letting me know (i.e. plumbing and roofers), they backlogged our utilities for months due to a seemingly internal oversight even though we asked about receiving them in a timely manner, and stated via email and verbal correspondence they were going to take care of some important external safety lights for the home but took months to do so. Overall, just very difficult to get ahold of through email correspondence and receive communication from. One example of poor communication: upon moving out, they charged us $300 for large item trash removal even though we had already arranged a trash pick up service. They did not call to check or confirm with us about the status of the items or to verify it was even ours. They made an assumption based off a neighbor complaint and charged us based off that. Extremely unprofessional.

We do not show that you were a tenant living in our rental property, but we do have you as a contact person for a relative. This home is regularly inspected by the local housing authority and has passed inspection in April 2023. The home was also inspected by the City of Durham Inspector in August of 2023 and passed inspection. We have responded to all communication within 24 hours or less. We keep copies of all communication by either text, email or phone records. Since this property is under a government program, the pricing is approved by the governmental agency. A review of the ledger shows no charges or fees were added to this account besides monthly lease.

We’re sorry you had a bad experience. We understand that you had a close relationship with the homeowner who self managed this property before hiring Highland. We have worked hard to respond to all communication within 48 hours or less, and resolve your concerns. For example, after you requested for safety lights to be installed around the property, we immediately ordered multiple floodlights chosen by the landlord. Unfortunately we do not have control over shipping delays by the manufacturer. We tried to explain this to you on multiple occasions. In regards to junk removal fees, your property is situated in a commercial zone with a large communal parking lot that is shared between multiple businesses. The landlord sent us multiple pictures from one of the neighbors in your building that showed multiple bags of trash and discarded furniture dumped outside the front of the building. This is violation with the City of Durham, as well as your lease agreement, not to mention disrespectful to the neighboring businesses and tenants that have to view this discarded trash. Tenants are responsible for removing all items from the property. You did not inform us that you had scheduled a pickup, and we were required by the owner to have the items immediately removed from the shared parking lot with the neighboring properties. Both the owner and management have responded to your emails, but we hope that this continued transparency adds clarity to your grievances. We wish you all the best!
