If you want them to steal your rental deposit after you take immaculate care of the property, I can't recommend them enough. Also, the best part is when you try and reason with them and provide photograph proof the place was in better shape after you left then when you moved in they become litigious and tell you they'll "see you in court". Harder to get them to respond to communication than the Queen of England. Impossible to get anything fixed without 5 phone calls as well. Avoid like the plague. I wish I had more hands to give them four thumbs down.

At the end of our lease they became aggressive. They do not do exit walk thru, so you can be sure they will charge you for things you shouldn’t be responsible for. Also they have NO concern for your security or privacy in booking viewings. They let prospective renters make their way thru your current residence with no supervision. Richard, one of the 5 star reviewers below is an employee of this company, had no concerns or cares for us when we made simple requests for privacy and security at the end of our lease. Richard was very rude.

Normally I dont even write reviews but I was just so disgusted about this whole ordeal. Wilson west or clarks properties of Raleigh Both companies are ran by the same people. Pretty much my issue is the same as everyone else. My wife and I lived here 6 years, we were great tenants. But that didnt seem to matter no matter how good of a tenant you are or how clean it is when you leave, they are going to charge you for something crazy so they can keep your security deposit. You can't even walk through with them. Charged $100 for them raising a dining room lamp to a higher link that was the same height when we rented it, charged for pet damage of the previous owner, we've never owned a pet, charged $300 for excessive cleaning when everything was cleaned(even sent pics of it being clean), charged something ridiculous for changing lightbulbs, and so much more, plus they require you to pay for your own carpet cleaning. They also lost the owners walk through paper work denoting things or issues already there before us and asked did we have a copy so they could compare ours to his and we were like isnt that your responsibility to have the owners copy but we got no answer instead we just got charged for whatever they felt like.They gave us maybe 20% of our whole deposit. Just didnt like the whole move out experience and being treated as if we were liars or just pulling things out of thin air and being charged for things that were that way when we moved in. I saw pervious reviews before we moved out about them either trying to keep your whole deposit or only giving back a small percentage no matter how clean your property was I thought people were exaggerating until it happened to us.

Update: These people are crooks taking advantage of those who can't afford a lawyer to put them in their place. And don't let the name Clark Properties fool you, they are run by the same people. If you are a prior renter of this company and are dissatisfied please contact me! Thank you. This company, despite prior reviews, is not tenant friendly either. If I could give them zero stars, I would. They don't abide by their own lease, have multiple property managers who do no relay information and have gone through probably five since I lived here, let the rentals fall apart, have a website that never works that you HAVE to use for maintenance requests, etc. My rental was so disgusting when I moved in I had to clean it. I had a mile long list of things wrong that STILL haven't been fixed, even after a year, and they want to increase my rent?! You can't even abide by your own lease! The HVAC system broke in the winter, leaving us freezing, and it took them THREE weeks to fix it, and this is when temperatures were below freezing, and they only fixed half of it! I have a child in here, so it needed to be fixed ASAP. The refrigerator didn't work when I moved in, so I lost all of my food and it took them three weeks to replace it, the plumbing was already backed up when I moved in and still doesn't work properly, it took weeks to fix a leak from the upstairs bathroom, and there was black mold growing on the prior access panel from a previous leak, that was obviously never fixed, and they didn't even clean the mold they just covered it up! My daughter is allergic to mold! Seriously? That is only the tip of the iceberg. If I could afford a higher rent I would be gone in a second. DO NOT rent from Wilson West/Clark Properties! They obviously don't have the tenant or landlord's interest at hand. Just themselves and ripping people off. I am definitely reporting them to the Better Business Bureau and will be contacting the Attorney General.
