Our Home: Manufactured with stick built additions, 5 bed 3 bath at 2,400 square feet with 2 septic tanks, 2 water heaters, large detached 2 car garage with full electric and upstairs storage. He valued our home at $160k. Closest comparable used was 9 straight miles (15 minutes) away and the other two were both over 12 miles away; despite recent comparables being available in the same school district! Mobile single wides were sold for more per square foot in the time period he used in our school district. Same model homes without the additions (yes, plural on homes) were sold within 3 miles in the timeframe used, all between $100-115 a square foot. The reason his numbers are so off is negligence; he relies far too much on the software and apparently doesn't verify the comparables given. He used countywide comparables when city comparables were available, all while leaving out information provided that impacts value.

Horrible!! This clown completely missed adding a $12k metal roof that has a life-time warranty, as well as failed to list a workshop out back to my "appraisal," which also has the same metal roof with warranty, surely worth $35-$45,000 to the value of my home! 13.5 years here and we only have $1000.00 increase in equity?? He also used comparison homes that did NOT have metal roofs, workshops, nor a 2 car garage (None of the other even had a garage!). We also have a nice storage building out back, which I really don't feel adds too much extra value except that it ALSO has a lifetime warranty metal roof that matches all the rest. What a waste of time and my hard-earned money!! do NOT use this man for your appraisal!!!! Not sure if he was just having a bad day, just doesn't care, or maybe helping out others by under-valuing homes. Can't be sure as when I contacted him, the only reply I received was, "Thanks for your comments." Not even an attempt at an apology or explanation. VERY disappointed! :-(
