*Please note this document can be updated or changed at any time. __________ Drivewayandattachedgaragesmustbefreeofoil,paint,andanyothersubstance which stains. ___________Park vehicles in the driveway or attached garage and not covering sidewalks or any lawn area. Street parking in front of the home is prohibited except in designated parking spots. Parking in front of the mailbox kiosk is not allowed. ___________It is prohibited to add, change, or remove the landscaping. This includes trees, plants, flowers, and shrubs on your lot. ___________Flowerpots and/or boxes must be requested and approved in writing by management. ___________Yard decorations and flags must be requested and approved in writing by management. ___________ Yards must be free of clutter at all times. Bikes, skateboards, toys, etc. are to be put away when not in use. Basketball hoops or other items are not allowed. ___________Trash containers must be stored in your garage or in your fenced yard, not on front porch or common areas. Trash containers must be placed no earlier than the night before trash pick-up and store them no later than the night of trash collection. ___________Removing holiday decorations, no later than 10 days after holiday. Yard inflatables, blinking, or strobe lights are prohibited. ___________Pets must be on leash 6 feet or less in length at all times and waste must be disposed of properly. ___________Resident also agrees the unauthorized pet fee is per occurrence on the property. Pets must remain in the home while the resident is not at home. It is the responsibility of the owner to monitor the behavior of the pet and pick up all pet waste on a daily occurrence. ___________ On landscaping days, which are scheduled every Tuesday, it is the responsibility of the resident to ensure that their pet does not have access to the backyard. We will not be liable for any lost or escaped pets due to negligence. Additionally, if a pet is in the yard the landscapers will skip your yard and you will be billed a $20 / convenience fee per incident. ___________In the event that the pet escapes the backyard due to openings, digging or any other factors not related to negligence on the part of the resident, the responsibility for the pet's actions and any resulting consequences lies outside the scope of ownership and management liability. Pets also may not be chained or staked to anything outside of the residents immediate fenced yard. ___________Displaying signs, flags, window tint or screening, foil, cardboard, or any other item visible from the exterior or displayed in the window of your home is prohibited. Quiet hours between 10pm-6am are strictly enforced. No loud music, lights, or parties may be allowed. Additionally, no overnight guest parking Is allowed in the community outside of what fits on a residents driveway or in their garage. This will be monitored and enforced by an outside towing partner. Grills or firepits are not permitted to be stored indoors or in the garage, they may remain covered on the patio when not in use. Additionally, when utilized, they must remain 10 feet away from the home and be fully extinguished upon storage. Any grill or firepit improperly used or stored will result in a $100 violation charge. ___________Attic access and storage is prohibited and will result in a $50 lease violation per found occurrence. ___________Sidewalk chalk is not permitted except on individual driveways. Any permanent stains will be billed to the resident at the cost or repair plus a 15% admin fee. ___________Landscaping must be done by landscapers of managements choosing ___________Packages will be delivered to your door; We are not responsible for any packages left out on the front porch ___________The resident will be held liable for any damages caused by their pet or themselves if they accidentally hit the sprinklers located throughout the community or in their backyard. ___________Remove all items from the grass by Monday night for landscaping
