DO NOT USE THIS COMPANY YOU WILL SEND AN APPLICATION FEE, AND NEVER HEAR BACK FROM THEM. THEIR CUSTOMER SERVICE IS DISGRACEFUL. DON'T WASTE YOUR TIME OR $$. THEY REFUSE TO GIVE ME MY APPLICATION FEE $70 AFTER FILING A DISPUTE WITH MY BANK. THEY GAVE THE RENTAL PROPERTY TO SOMEONE ELSE AFTER HAVING NO CONTACT WITH ME. AFTER SPEAKING TO DIFFERENT EMPLOYEES ALL THEY HAD TO SAY WAS "KEEP CHECKING OUR WEBSITE". AVOID AT ALL COSTS.

UPDATE 3/22/24: we have been living in our home for 8 months now and love it. we did have to take a lot of responsibility and initiative - but overall the maintenance issues are addressed quickly from our landlord and his handyman who has been at our property for decades. communications with Tons of Rentals has been smooth since the previous rodent infestation issue (which we handled on our own). UPDATE 6/8/23: we moved into their house on rainbow ridge, its been a nightmare of a situation UPDATE 2/20/23 : as of today we signed the lease on our dream home with them and can't wait to move in. after being officially offered the house (after the previous folks pulled out of their lease) the staff was more personable and kind - maybe they were understaffed...who can say. but the outcome has turned a bit and I was happy to know that despite the direct communications, folks were rooting for us behind the scenes. They have also let us know are working on fixing some of the confusing language on their site! I hope this happens and think it would help more people feel confident and clear as they apply with this company. Original Review: Tons of Rentals posted our literal dream home for rent after work hours on a Friday night, their website application it states: 2.) Applications are reviewed and considered only AFTER all information is complete, supporting documents have been uploaded and all application fees paid. Since multiple parties may be interested in a property at the same time, we process applications in the order they are received. Since this is the case, you do not need to pay the application fee upfront but can complete all the necessary paperwork and then wait to pay the fee once you are contacted that your application is ready to processed for screening. Since it seemed clear that no payment was due immediately to be considered, I sent our rental packet via email and then just to be sure we were considered - I did pay for one application (without having talked to anyone or seen the house) and ended up being told Tuesday morning that my partner would indeed need to pay in order for us to even be considered or added to the list. On Tuesday after seeing the house we were all in, and confirmed how many applicants were ahead of us - we were told no one had completed all required paperwork at 3:00pm and completed all of ours by 3:27. The next day we were told we were still the third applicant and they had already offered someone the house. We patiently waited to hear back (48 hours) about if it had been rented and finally reached back out since they still had all the listings up.They replied and confirmed it had been rented. I felt that the process wasn't helpful or fully transparent about the process and not kind or courteous about communications. Finding rentals here in Asheville is really challenging and emotional and it would go a long way for companies to be kind, clear, communicative, and honest.
