Tin Brook Bed & Breakfast

Michael arrived at The Tin Brook Bed and Breakfast at 11am and was advised that the normal check-in time was between 2pm and 11pm. Check out for the previous nights guest is 11am. I told Mike that we can expedite the cleaning of his room and that it would be ready by 1pm and that I would text him when it was ready. He said he would return at 1pm. Early check-in is available at the Tin Brook with advance notice. There is a $25 fee for early check-in. Michael never requested an early check-in., and it is not something easily done when it is requested a few hours before you are due to arrive. However, I did it for him anyways and I did not charge him the fee. Michael also never mentioned anything about needing a wheelchair accessible room. He was not in a wheelchair when we spoke. The Tin Brook inn is not subject to the requirements of the ADA because it is occupied by the proprietor (Me) and has five or fewer rooms for hire. The Tin Brook only has three rooms for hire. My property is listed with all the major travel sites and does not indicate anywhere on the world wide web that it is wheelchair accessible. Both the early check-in request and the need for a wheelchair ramp is something that could have been easily resolved with a call to me by Michael prior to him making his reservation. Anyways at 1pm I text Michael that his room was ready, and that I was not going to charge him the early check in fee. Someone representing Michael called me and stated that because of the weather and that the room did not have a ramp he was going to cancel the reservation. He cancels the reservation 1 hour before he is due to arrive. This is in violation of the Tin Brook cancellation policy. This policy is clearly explained on or site, all the major hotel booking websites and is included in all reservation confirmations emailed to guests when they make a reservation. Last minute are rare but they due happen. When it does happen I charge the guests what is required. But I also keep a credit on file for them if the can manage to return on another date. I explained all of this to Michael. His response was that he was going to get a lawyer and sue me. And report me as violating the ADA Act. What more am I suppose too do? In my opinion this one-star review is not fair or appropriate.
