Executive Manor

Sho-Ann is a very nice lady, she is the landlord. I would recommend this place to students and travel workers. She is very flexible, and accommodating. Very lively neighborhood during fall and summer. Pros: of living here is affordable rent, furnished apartment unit, peaceful tenants in the building. Cons: older appliances, and furniture, could use an update. TV, Refrigerator, and Oven are outdated, I had catalytic converter theft once while living here, but I guess it could happen anywhere and to anyone, so cannot blame the landlord. Overall I would recommend. thnx.

What kind of business expects you to pay them $20 and for you to give them your social security number before they'll have a conversation with, and show you an apartment? I'm tired of this s*** in Rochester. It's nefarious what kind of business people expect money for nothing? and now they want your social security number too? what kind of people do, ask for, and expect those things? I know, and they're the kind of people you stay away from if you want to live a scene happy life.

I loved living at 28 N Goodman St. The landlord is down-to-earth, compassionate, and kind. She really cares about people. She takes great care in choosing tenants and equally great care in making sure tenants have what they need, including safety. She immediately fixed/replaced the microwave and oven when I asked. My studio apartment was clean, had no odors, and was really quiet. I rarely heard my neighbors. Parking was convenient. Wifi was fast and reliable. If I find myself looking for a rental in Rochester again, I will go to Executive Manor first.

I tried applying for several of their available apartments and it has been almost 2 weeks and I have not gotten a call back. These apartments are being relisted on Craigslist daily and yet I still have not heard back. I have applied online, I have called and left messages (plural) with their customer service number, I have emailed them as well. Not a single one of these has gotten a reply.  If the apartment I was looking for was an available I would think that they would call me back and let me know. I found an apartment with a different company.

Beautiful buildings but beware! Until I recently moved out, I was a long time, and I thought, good tenant. I liked the location and the price seemed right, but there were many issues while I was there. These architectural gems need maintenance and a good deal of money for upkeep, and unfortunately the landlord is unable to provide that. I had leaks, floods, ancient appliances and BATS, but the slow and often indifferent response I received from management made me often deal with these issues myself. I also invested in added much needed upgrades and contributed my personal funds to the upkeep of the shared spaces and exterior.Unfortunately, this has come back to bite me in the ass as my 'fixes' were deemed as detrimental to any future leasing and the bill for 'repair' basically wiped out my security deposit. My contributions were conveniently overlooked. This is after a two months long attempt to be refunded that deposit. In NYS, the landlord has 14 days to refund your deposit and give a detailed listing of damages and costs. Also, if there are more than 6 apartments in the building (there are), the deposit must be put in an interest baring account, the tenant be informed of the details and the interest added to the refund. NONE of these things occurred.Be smart and avoid these properties until another owner takes over.
