Somich & Associates, Inc.

Somich and Associates is a scam. They purposefully undervalued my property by $100,000. Assessor Negligence. Left out a lot, including my double brick flue chimney, gut/rehab I did that cost $250,000, left out additional fireplace propane stove, left out designer antique greenhouse value, left out value of cement walls that enclose my side yard. Wrote that my oak flooring avg wood flooring, and my stone tiles, avg. Compared my property to those of less value then devalued my property less than that. Was more interested in taking pictures of health books on my kitchen shelf and an african wood carving then in taking a picture of the chimney. It was the owner, Bryan Smith, that did the negligent review. His response was disgusting because he made it look like a chimney is not worth much, and said he could include the extra stove in the report. Tried to brush it off and place the blame on the negotiating skills of the home equity firm. He appraised my property at $170,000 when several experienced realtors said they could quickly sell my property between $250,000 and $269,900. Have to spend time waiting for a proper appraisal by another company. My New Years 2024 starting out like this is very sad. My property should be worth about $350,000 since construction costs went up triple since the gut/rehab. Beware of Somich and Associates.

Polite and nice upfront. At the end, asked how much we owe "to keep ya out of PMI" then appraised just inside of that to do the opposite. Slimy! Terrible way to do business. Killed our refinance and appraised the house for less than we purchased. Avoid these guys.
