    Do not go with this company. BOA picked them when I was doing appraisal and they appraised the house at least $200000 less than the market price. Everyone knows house prices never usually goes down specially in NYC. Since we purchased the house we did substantial renovations and upgrades. This appraisal company actually valued the home almost 80k less than what it was apprised for when we bought it. Additionally all comparables were wrong and no similarity to our property. Some of their comparable even had no sale price so they just pick a price!

    I never usually write reviews, but in this case I seriously had to. I am so happy that I met John Chang and he helped me with all of my appraisal needs. I was looking into buying a new home for $850,000 and almost got locked into a contract with the house literally falling apart without me knowing. John came the same day, was so sweet and checked every aspect of my new house and knocked the price down to $795,000! He literally saved me more than 50k.. I really can't thank him enough!

    I was very disappointed with the service we received from this company. We purchased a 2 family home for 600K in August of 2006, towards the height of the market. When interest rates came down, we refinanced in 2010 with a value of 565K. The market has make a strong comeback in the neighborhood and we decided to finance once again after seeing many single family home going in the mid 500's and 2 families in the mid 600's. When John from E Appraisers came, he was brief and not thorough and I immediately expressed concern to the bank. Our appraisal came back at $530, about 100K off from what we expected. After spending an entire day going over the errors throughout the appraisal, we contested this with our bank. They had an internal team review our concerns and sent them back to E Appraisals for review. John stood by his calculation of $530. The assessment showed a total lack of knowledge of the market in our neighborhood, using comps in the next neighborhood where crime rates soar, houses sit on the market for much longer, and the schools don't perform on anywhere near the same rates. Despite average neighborhood market trends of home values going up 15% since 2010, our home somehow lost 6% in value since then. Something doesn't add up. Now we're out the money for the appraisal and have to start the process all over again with a new bank. What a waste of time and money.

    I would not recommend this company for the appraisal at all. I bought a brand new bricked faced two family house in Kew Gardens, NY and paid $800,000 in 2007. I refinanced this house in 2009 and it was appraised $719,000 which was the worst time to get good value. My loan was transferred to Nationstar from BOA. Greenlight is the division of Nationstar for the mortgage. I called Nationstar/Greenlight and tried to refinance in January 2015. Greenlight picked this company E-value appraisals also called Valuetrust. One gentleman (Mr.Chang) spent good amount of time in my house (no complain for time spent) and came back in a week with appraisal of $490,000. He compared my property with Jamaica's property which is completely wrong. He did not even have my address right on his report. I than rejected the appraisal and asked them to review. I had two appraisals from different appraisers $800,00 to $860,000. I sent those appraisal to Nationstar and they came back with $520,000. About $50,000 or even $100,000 difference is understandable but $300,000 difference is too much and reflects the minimum knowledge in appraisal business. Moreover, Zellow had $657,000, Trulia had $756,000, Chase had $689,000, BOA had $571,000 to $874,000. Usually these website home value are lower than the market value. How E value Apprailsals/Valutrust came with $490,000 for my property saying the market is worst than 2009. I than decided to stay away from Nationstar/Greenlight and their appraisal company called Valuetrust/E-Value Appraisals. I called different broker. He got me the better rate than Nationstar and value $800,000. I am in the process of refinancing with other local bank in Long Island. So, I would talk to the bank if the bank is going to use E-Value Appraisal/Valuetrust. They appraise very low that will cause burden to you. Stay away from this company!!!!!!!!!!!!!!!!!!!!!!!
