Overall a very good experience living here for 2.5 years. Front desk and maintenance staff are excellent. North facing views on high floors are exceptional. Amenities are decent for a small building. If you're the type to care about property management, you may want to think twice. Management has never been important to me, but this is the first place I've lived where it was a noticeable negative. They're difficult to reach, often unresponsive, come across sketchy, and will raise rent by a lot each renewal (in my case renewal offers ranged from $600-~$1000+ higher, and they'd rather watch the apartment sit empty for months advertised lower than their best offer to you, than negotiate). It's unlikely to be an issue for new leases, but they charged a year of retroactive electricity despite not following their own lease terms for how and when they would begin charging electricity. Then again, the electric rates were much lower than other buildings in NY ($20-$50/mo), so if that continues, it's a nice positive. Leasing team weren't great, but doesn't really matter after you sign.

A terrible organization- essentially a scam whereby they schedule you for a viewing but nobody shows up and no apartment is available. And then you cant call anybody as the numbers all go to a call center not associated with marquis. Horrible horrible people. Hazel Lopez was the agent I was supposed to meet. Avoid these people at all costs.

Cons - Brown water comes out pretty often - NO utility included -- you pay for water, heat, gas, and electricity - no rent negotiation whatsoever Pros - building staff is very friendly - location, quiet
