I've been living here for almost a year and I like the community very much. Although I've previously only lived in luxury high rises, this community serves people who want to start a family, save up, and live modestly. Amazon packages always get delivered properly, which is a must for me. Property personnel is very diligent in keeping the community safe and clean as well. Although it's next to a big project (Ravenswood) but as long as you don't go wandering out at night you'll be fine. In terms of location, there's 3 24 hour supermarkets nearby, 2 pharmacies (Rite Aid & Walgreens), and also a Chase bank. Before you move in, understand the terms and conditions to live here--which is the person who purchased the apartment is the main shareholder, and no other person can be added as co-owner once the sale is done. If the main owner (shareholder) passes away, then you have two options--move out and sell, or use 60% of the current market rate to buy the shares back. People who complain just don't know the rules, or they just grew up there not knowing the rules. This is a Co-op, not a condo, and it's under market rate and there's a reason why it's priced as is. This is a great first homeowner home as the floor plan makes sense, maintenance is affordable, has a half-million dollar East River or LIC view, and neighbors are friendly, and there's even parking lottery if you have a car. Soundproofing is not the best and you'll hear your neighbor's TV or landline if you share a wall. The rules to apply to purchase are also very lax--you only need a minimum of 75K a year to be allowed to apply for purchase but you put down a higher down payment (40%). Also, the coop only has done deals with Chase bank so you'll be bummed shopping for different mortgage rates. They give you a big binder before you agree to purchase so be sure to read all of that before you decide to close the deal. Just be sure to have an exit plan if you choose to move in here (like purchase another property, or plan to sell in x years and replace it with another apartment) One downside living here is the walk to the subway station. It's a 13-16 minute walk depending on which building you live in, so I generally just take Uber to Queensborough Plaza to optimize my commute, which takes around 10 minutes. Oh, and another plus is the city nature here-- in Summer, there are fireflies, and for other seasons there are birds and squirrels that live in the community!
